Job Title: Facility Manager
Location: Kolkata, West Bengal
Position Type: Full-Time, Corporate Operations.
A Facility Manager in a Kolkata commercial complex directs daily operations, maintenance, and tenant services. Key duties include overseeing MEP (Mechanical, Electrical, Plumbing) and HVAC systems, managing security and housekeeping staff, ensuring regulatory compliance with West Bengal fire and safety laws, vendor coordination, and budget management.
Core Responsibilities
- Building Operations: Oversee the upkeep of elevators, power backups (DG sets), HVAC, and water systems to ensure 24/7 uptime.
- Soft Services Management: Supervise housekeeping, waste disposal, pest control, and landscaping to maintain premium hygiene standards across the complex.
- Tenant Relations: Act as the primary point of contact for occupants regarding facility complaints, fit-outs, and issue resolution to ensure high tenant retention.
- Security & Safety: Manage outsourced security personnel, emergency response plans, and fire safety systems.
- Vendor & Contract Management: Negotiate rates and monitor SLAs (Service Level Agreements) for specialized maintenance vendors.
- Financial Management: Prepare annual operating budgets, track CAPEX (Capital Expenditures), and identify cost-saving initiatives.
Compliance & Local Regulations
In Kolkata, facility managers must strictly adhere to specific state compliances, including:
- Renewing Fire NOCs (No Objection Certificates) under the West Bengal Fire Services Act.
- Complying with the West Bengal Lift Rules for vertical transport.
- Adhering to pollution control and environmental norms mandated by the West Bengal Pollution Control Board (WBPCB).
- Managing labor compliances and minimum wage standards for outsourced contract workers.
Requirements & Qualifications
- Experience: Typically 5 to 10+ years of progressive experience in property or facility management, specifically in commercial, retail, or IT park environments.
- Education: Degree or Diploma in Electrical/Mechanical Engineering, Facilities Management, or Business Administration.
- Key Skills: Proficiency with BMS (Building Management Systems), strong vendor negotiation, team leadership, and emergency crisis management.
Pay: ₹35,000.00 - ₹45,000.00 per month
