Job Summary:
The Purchase Manager will be responsible for managing the procurement activities within the organization, ensuring that all materials, products, and services needed for construction and operational purposes are acquired in a timely, cost-effective, and efficient manner. The role requires an individual with strong negotiation skills, an in-depth understanding of the real estate and construction industry, and the ability to work closely with project managers, suppliers, and internal teams to ensure the best value is achieved for the company.
Key Responsibilities:
Procurement Strategy & Planning:
- Develop and implement effective procurement strategies to ensure the timely and cost-effective purchase of materials and services for real estate projects.
- Analyze project requirements, budgets, and schedules to determine procurement needs and timelines.
- Work with project managers to forecast future requirements for construction materials, equipment, and other resources.
Vendor Management & Negotiation:
- Identify, evaluate, and select reliable suppliers and vendors for construction materials, furniture, fixtures, and other necessary products.
- Negotiate prices, terms, and contracts with suppliers to secure the best deals and maintain long-term relationships.
- Ensure that suppliers meet quality, delivery, and cost expectations, and resolve any supplier-related issues.
- Monitor vendor performance and maintain a supplier database with up-to-date contact details, product offerings, and performance reviews.
Purchasing Operations:
- Manage the entire purchasing cycle, from identifying needs and issuing purchase orders to receiving goods and managing inventory.
- Coordinate with internal departments (e.g., finance, operations, construction teams) to ensure procurement aligns with project timelines and budgets.
- Ensure that all purchases are compliant with company policies and regulatory requirements.
- Prepare and maintain records of procurement activities, including orders, contracts, and invoices.
Budgeting & Cost Control:
- Prepare and manage procurement budgets, ensuring all purchases are made within budget constraints while maintaining high quality and efficiency.
- Conduct cost analysis and identify opportunities for cost savings, negotiating discounts or favorable terms with suppliers.
- Monitor and report on procurement spending and variances from the approved budget to senior management.
Inventory & Stock Management:
- Monitor and manage inventory levels of materials and supplies, ensuring adequate stock to meet project demands without overstocking.
- Coordinate with construction managers and project teams to assess material usage and reordering needs.
- Oversee the receiving, inspection, and storage of materials to ensure the quality and quantity meet specifications.
Quality Assurance & Compliance:
- Ensure that all purchased materials and services meet company quality standards and specifications.
- Conduct quality control checks on delivered goods and services to ensure they meet required specifications and standards.
- Ensure compliance with all legal, safety, and environmental regulations concerning procurement.
Reporting & Documentation:
- Prepare regular reports on procurement activities, including supplier performance, cost savings, and material usage for senior management.
- Maintain and organize procurement records, including purchase orders, contracts, and invoices, ensuring they are easily accessible for audits and future reference.
- Assist in the preparation of procurement forecasts and reports based on project timelines and budgets.
Collaboration & Communication:
- Work closely with project managers, engineers, and other stakeholders to understand project requirements and deliver the necessary materials on time.
- Provide timely updates to senior management regarding the status of procurement activities, including any delays or challenges.
- Foster a collaborative working relationship with both internal teams and external suppliers to ensure smooth operations and project completion.
Key Skills & Qualifications:
Education:
- Bachelor’s or Master’s degree in Business Administration, Supply Chain Management, Construction Management, or a related field.
Experience:
- Minimum of 4-6 years of experience in procurement or purchasing, ideally in the real estate, construction, or infrastructure industry.
- Proven experience in managing vendor relationships, contract negotiations, and supply chain management.
- Knowledge of construction materials, equipment, and related services.
Skills:
- Strong negotiation skills and experience managing supplier contracts and agreements.
- Excellent communication and interpersonal skills to interact effectively with suppliers, internal teams, and senior management.
- Strong organizational and time-management skills with the ability to handle multiple projects simultaneously.
- Analytical skills with the ability to assess pricing, quality, and supplier performance.
- Proficiency in procurement software and Microsoft Office Suite (Excel, Word, PowerPoint).
- Knowledge of local laws, regulations, and industry standards related to procurement and construction.

Pay: ₹40,000.00 - ₹50,000.00 per month
