Job Summary
The Air Conditioner (HVAC) Maintenance Manager is responsible for the installation, operation, preventive maintenance, troubleshooting, and repair of all HVAC and refrigeration systems across FMCG retail stores, production units, warehouses, and office facilities. The role ensures uninterrupted cooling, energy efficiency, food safety compliance, and customer comfort while minimising equipment downtime.
Key ResponsibilitiesHVAC Operations & Maintenance
- Plan, organise, and supervise preventive and breakdown maintenance of all air conditioning systems.
- Ensure smooth functioning of Split ACs, Cassette ACs, Ductable Units, VRF/VRV systems, Package Units, Chillers, and AHUs.
- Monitor daily HVAC performance across all retail outlets and production facilities.
- Attend emergency breakdowns and ensure timely restoration of cooling systems.
- Maintain optimum temperature and humidity levels in food preparation, storage, and retail display areas.
Preventive Maintenance
- Develop and implement preventive maintenance schedules.
- Conduct periodic inspections of compressors, condensers, evaporators, cooling towers, ducts, thermostats, and control panels.
- Ensure timely cleaning of filters, coils, ducts, and drainage systems.
- Maintain maintenance logs and equipment service history.
Energy Management
- Monitor electricity consumption of HVAC equipment.
- Recommend energy-saving initiatives and optimise system performance.
- Identify opportunities for equipment upgrades and automation to reduce operating costs.
Vendor & Contractor Management
- Manage AMC (Annual Maintenance Contract) vendors and service providers.
- Evaluate vendor performance and ensure compliance with SLAs.
- Verify service reports, invoices, and work completion before payment processing.
- Coordinate installation and commissioning of new HVAC equipment.
Compliance & Safety
- Ensure compliance with statutory safety regulations and company standards.
- Follow electrical and mechanical safety procedures during maintenance activities.
- Ensure proper refrigerant handling in accordance with environmental regulations.
- Support internal and external audits related to facility maintenance.
Asset Management
- Maintain an inventory of HVAC spare parts and consumables.
- Prepare annual maintenance budgets and control maintenance expenses.
- Recommend replacement of obsolete or inefficient equipment.
Team Management
- Lead and supervise HVAC technicians and maintenance staff.
- Allocate work schedules and monitor team productivity.
- Train technicians on troubleshooting, preventive maintenance, and safety procedures.
- Conduct performance reviews and identify training needs.
Coordination
- Coordinate with Operations, Store Managers, Production, Quality, and Administration teams.
- Plan maintenance activities with minimal disruption to business operations.
- Support expansion projects, renovations, and new store openings.
Required Qualifications
- Diploma or Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Refrigeration & Air Conditioning, or a related discipline.
- HVAC certification is preferred.
Experience
- 8–12 years of experience in HVAC maintenance.
- Minimum 3–5 years in a supervisory or managerial role.
- Experience in FMCG retail, supermarkets, food manufacturing, restaurants, sweets & savouries, or hospitality is preferred.
Technical Skills
- Strong knowledge of VRF/VRV systems, chillers, AHUs, package units, and ductable systems.
- Understanding of refrigeration principles and HVAC controls.
- Ability to read electrical and mechanical drawings.
- Knowledge of preventive maintenance planning and asset management.
- Familiarity with Building Management Systems (BMS) is an advantage.
- Proficiency in MS Office and maintenance management software.
