1. Fire Safety Compliance & Regulatory Adherence
The Fire Officer ensures all DLF portfolio properties maintain full compliance with applicable fire safety regulations including NBC (National Building Code), local fire department requirements, and statutory provisions. This includes obtaining and maintaining valid fire NOCs (No Objection Certificates), conducting periodic audits to verify compliance status, maintaining comprehensive documentation of all fire safety certifications and approvals, and coordinating with local fire authorities for inspections and statutory renewals. The role requires staying current with evolving fire safety regulations and implementing necessary modifications across the portfolio.
2. Fire Safety Systems Management & Maintenance
Responsibility encompasses oversight of all active and passive fire protection systems including fire detection and alarm systems, sprinkler systems, hydrant networks, fire extinguishers, smoke extraction systems, fire doors and dampers, emergency lighting and signage, and public address systems. The Fire Officer develops and implements preventive maintenance schedules, coordinates with technical teams and vendors for system testing and servicing, ensures 100% operational readiness of all fire safety equipment, maintains asset registers and maintenance logs, and conducts monthly and quarterly system functionality tests as per NFPA standards.
3. Emergency Response Planning & Execution
The Fire Officer develops comprehensive emergency response plans and standard operating procedures for fire incidents, medical emergencies, and evacuation scenarios. This includes establishing emergency response teams and defining roles and responsibilities, conducting regular fire drills (minimum quarterly) across all portfolio properties, maintaining emergency contact directories and escalation matrices, coordinating with external emergency services (fire brigade, ambulance, police), and serving as Incident Commander during fire emergencies until external agencies arrive. Post-incident analysis and corrective action implementation are critical components of this responsibility.
4. Training & Capacity Building
Developing fire safety awareness and emergency response capabilities across the organization through structured training programs for facility staff, security personnel, housekeeping teams, and tenant representatives. The Fire Officer conducts hands-on training on fire extinguisher usage, evacuation procedures, first aid basics, and emergency equipment operation. This includes developing training materials, presentations, and standard operating procedures, maintaining training records and certification documentation, organizing specialized training sessions (confined space rescue, high-rise evacuation), and ensuring minimum 80% staff coverage in fire safety training annually.
5. Risk Assessment & Hazard Management
Conducting comprehensive fire risk assessments across all DLF portfolio properties, identifying potential fire hazards in mechanical rooms, electrical panels, storage areas, and common spaces. The Fire Officer implements risk mitigation measures including hot work permit systems, housekeeping protocols, and safe storage practices. Regular safety audits and inspections of high-risk areas are conducted with detailed documentation. The role includes developing and updating fire load calculations, reviewing building modifications for fire safety impact, and ensuring proper segregation of fire zones.
6. Tenant & Stakeholder Engagement
Serving as the primary point of contact for fire safety matters with tenants, building occupants, and external stakeholders. The Fire Officer conducts tenant orientation programs on fire safety protocols and evacuation procedures, coordinates tenant fit-out reviews for fire safety compliance, addresses tenant queries and concerns regarding fire safety, participates in tenant safety committee meetings, and ensures tenant-specific emergency contact information remains current. Regular communication through safety bulletins, circulars, and awareness campaigns keeps occupants informed.
7. Documentation & Reporting
Maintaining comprehensive records of all fire safety activities including inspection reports, maintenance logs, training attendance, drill reports, incident investigations, compliance certificates, and vendor performance records. The Fire Officer prepares monthly fire safety dashboards highlighting compliance status, system availability, training completion, incident summary, and audit findings. Detailed annual reports document portfolio-wide fire safety performance with trend analysis and improvement recommendations.
8. Vendor & Contractor Management
Managing relationships with fire safety system vendors, maintenance contractors, and specialized service providers. The Fire Officer develops technical specifications for fire safety equipment procurement, evaluates vendor proposals and qualifications, monitors contractor performance against service level agreements, coordinates annual maintenance contracts and renewal processes, and ensures timely resolution of equipment breakdowns and system failures. Vendor safety compliance and quality assurance are continuously monitored.
9. Capital Projects & System Upgrades
Participating in fire safety aspects of renovation projects, tenant fit-outs, and building upgrades across the DLF portfolio. The Fire Officer reviews architectural and MEP drawings for fire safety compliance, provides technical inputs on fire safety system design and capacity, ensures integration of new systems with existing infrastructure, conducts commissioning and acceptance testing of new installations, and updates as-built drawings and system documentation. Budget planning for system replacements and technology upgrades forms part of this responsibility.
10. Continuous Improvement & Best Practices
Identifying opportunities to enhance fire safety standards beyond regulatory minimums, benchmarking portfolio performance against industry best practices and international standards (NFPA, LEED safety credits), evaluating and implementing emerging fire safety technologies, conducting root cause analysis of near-miss incidents and implementing preventive measures, and participating in professional forums and obtaining relevant certifications. The Fire Officer drives a culture of safety excellence across the DLF portfolio.

NFSC Nagpur preferred or BSC Fire Safety or B tech-Fire Safety
