Job Title: Manager / Head – Retail Real Estate & Expansion (F&B)
Role Objective
You will drive the brand's physical expansion by identifying, evaluating, and securing high-performing commercial spaces across prime high streets, malls, and transit hubs. You will lead end-to-end site acquisition, financial feasibility, and lease negotiations to ensure profitable store rollouts.
Key Responsibilities
- Market Mapping & Site Identification: Scout high-potential micro-markets and assess catchment demographics, footfall traffic, competitor density, and target audience alignment.
- Property Sourcing: Build and maintain a strong pipeline of property options by networking with landlords, developers, and International Property Consultants (IPCs).
- Financial Feasibility & ROI: Build financial models to analyze rent-to-revenue ratios, CAM charges, lock-in periods, and projected ROI prior to deal finalization.
- Lease Negotiation & Deal Closure: Lead commercial and legal negotiations (rentals, revenue sharing, escalations, fit-out periods) to secure favorable, risk-mitigated lease agreements.
- Cross-Functional Collaboration: Partner with the project, design, and legal teams to ensure smooth site handover, regulatory compliance, and timely store fit-outs.

Pay: ₹30,000.00 - ₹45,000.00 per month
