Role Summary
The Purchase Manager will own end-to-end procurement for civil and finishing materials for high-rise residential projects, ensuring the right material reaches the right site at the right cost and time. You will drive cost control, vendor negotiations, and process discipline, directly impacting project profitability and schedule adherence. This role is ideal for a hands-on construction procurement professional who understands both BOQ and site realities and can translate them into efficient purchasing strategies.
Key Responsibilities
- Plan and execute end-to-end procurement for RCC and finishing works based on approved BOQs, drawings, and construction schedules for high-rise residential projects.
- Source, obtain, and evaluate quotations (RFQs), prepare comparative statements, and finalize rates for key civil and finishing materials (cement, steel, aggregates, blocks, tiles, sanitary, electrical, etc.).
- Prepare and issue purchase requisitions and purchase orders (POs), ensuring correct quantities, specifications, rates, taxes, and commercial terms aligned with project budgets.
- Coordinate closely with site, planning, accounts, and stores teams for material planning, delivery scheduling, GRN verification, and timely invoice/GRN closure.
- Negotiate with vendors to achieve cost savings while maintaining required quality standards, delivery timelines, and adherence to safety and compliance norms.
- Monitor material consumption trends, stock levels, and vendor performance to support cost control, minimize wastage, and reduce rework/quality issues.
- Maintain accurate procurement records, vendor databases, and reports using Excel/ERP, and support internal audits and management reporting.
Must Have
Essential requirements
- 3-5 years of experience in purchase/procurement for building construction projects, preferably high-rise residential
- Hands-on experience in sourcing and finalizing rates for civil and finishing materials (cement, steel, aggregates, blocks, tiles, sanitary, electrical, etc.)
- Strong knowledge of basic construction items, BOQ quantities, and material specifications for RCC and finishing works
- Proven experience in preparing and processing purchase requisitions, RFQs, comparative statements, and purchase orders
- Ability to negotiate with vendors and achieve cost savings while maintaining quality and delivery timelines
- Experience in coordinating with site, planning, accounts, and stores teams for material planning and GRN/invoice closure
- Working knowledge of GST, basic taxation, and standard commercial terms in construction procurement
- Develop and implement purchasing stratergies to meet project requirement and budget constraints
- Prepare and issue POs based on BOQ while managing taxes,rates and terms.
- conduct market research to secure competitive prices, aiming to minimze costs.

- Experience working with a real estate developer or reputed high-rise residential contractor in Pune region
- Exposure to centralized procurement and rate contracts/annual rate agreements for key materials
- Knowledge of local Pune/Maharashtra vendor network for major civil and finishing items
- Experience in vendor performance evaluation and maintaining approved vendor lists
