Nitarya Global LLP is building a premium real estate advisory and intelligence-led business focused on helping clients evaluate high-value real estate opportunities with better structure, judgment, and trust.
We are not a conventional brokerage, listing platform, legal firm, or backend CRM operation.
Our work involves evaluating premium real estate opportunities through market understanding, project fundamentals, document discipline, financial logic, partner credibility, and client suitability.
Nitarya is an early-stage, founder-led startup with a very small core team of 2–3 people. This role is suitable for someone who is comfortable working closely with the founder, taking ownership, handling ambiguity, and building systems from scratch.
About the Role
We are looking for a Real Estate Investment & Partnerships Manager — Premium Real Estate.
This is a hands-on role for someone who can combine:
- Real estate market understanding
- Basic investment and ROI analysis
- Premium client communication
- Developer / broker / partner relationships
- Property information collection
- Advisory-style evaluation
- CRM and follow-up discipline
This is not a pure sales role, not a legal role, and not a backend CRM role.
The founder will handle final client trust-building, strategic advisory, and closures. Your role is to prepare the client, partner, property, numbers, and follow-up layer that makes those conversations productive.
What You Should Be Able To Do
You should be able to look at a premium real estate opportunity and answer:
- What is being offered?
- Who is the right buyer/client for this?
- What is the all-in cost?
- What rental yield or return is being claimed?
- What assumptions are behind the ROI?
- What documents or facts are missing?
- What are the risks?
- What should be verified before the founder or client spends time on it?
- Which developer, broker, or partner relationship should be pursued further?
Key Responsibilities
1. Investment & Property Evaluation Support
- Review premium real estate opportunities at a first-pass level.
- Understand pricing, ticket size, payment plans, rental assumptions, maintenance costs, expected returns, resale potential, and liquidity.
- Prepare simple ROI / rental yield / price comparison notes.
- Identify exaggerated return claims, weak assumptions, missing cost items, and unclear project information.
- Separate facts, claims, assumptions, risks, and next steps.
2. Premium Client Coordination
- Handle first-level client communication and qualification.
- Understand client requirements, budget, investment intent, lifestyle goals, risk comfort, and decision stage.
- Communicate confidently and professionally with HNI / affluent / premium clients.
- Organize client notes before founder calls.
- Support follow-ups after founder conversations.
- Escalate final advisory, legal, tax, or investment recommendations to the founder.
3. Developer, Broker & Partner Relationships
- Identify and manage relationships with developers, brokers, agents, channel partners, property consultants, lawyers, and local experts.
- Build partner lists for selected premium real estate micro-markets.
- Speak confidently with senior developers, brokers, consultants, and partners.
- Ask for missing information in a structured and professional manner.
- Evaluate partner credibility, responsiveness, professionalism, and information quality.
4. Project Information & Documentation
- Collect brochures, price lists, floor plans, payment plans, availability sheets, RERA details, title/basic legal information, land-use/zoning notes, maintenance details, rental assumptions, location details, and project timelines.
- Organize project files in Google Drive or the company’s research system.
- Prepare founder-ready briefs with key facts, numbers, risks, missing information, and recommended next steps.
- Ensure information is not scattered across WhatsApp, email, and memory.
5. Market Visits & Follow-Up
- Visit selected micro-markets, project sites, developer offices, broker networks, and partner locations when required.
- Maintain clear post-visit notes, relationship notes, documents collected, missing information, and next steps.
- Maintain client trackers, partner trackers, opportunity trackers, and follow-up sheets.
- Ensure no important lead, client, partner, or opportunity is lost due to poor follow-up.
Required Skills
- 4+ years of experience in real estate investment sales, premium real estate advisory, brokerage, developer relations, channel partnerships, wealth/real estate relationship management, or property investment coordination.
- Ability to understand basic real estate numbers: ticket size, all-in cost, rental yield, ROI, appreciation assumptions, maintenance costs, resale value, and liquidity.
- Strong premium client sensibility: polished communication, confidence, discretion, patience, and ability to speak with affluent clients.
- Ability to communicate confidently with developers, brokers, agents, consultants, and partners.
- Working familiarity with real estate documents such as brochures, price lists, floor plans, payment plans, RERA details, title basics, land-use/zoning notes, possession timelines, and maintenance terms.
- Strong follow-up discipline and ability to manage multiple active relationships.
- Comfort with Google Sheets, Excel, Google Drive, CRM tools, WhatsApp, email, LinkedIn, and AI tools.
- Comfortable working in a small founder-led startup with evolving systems.
- Comfortable with planned work-related travel.

- Are only backend CRM managers with no advisory or client-facing confidence.
- Cannot explain basic ROI, rental yield, price comparison, or investment logic.
- Are uncomfortable speaking with HNI or premium clients.
- Lack confidence to handle new, ambiguous, or complex situations.
- Need detailed instructions for every task.
- Prefer large corporate teams, fixed departments, or highly supervised roles.
- Communicate in a mass-market, pushy, overly casual, or broker-style manner.
- Are unavailable for planned work-related travel.
- Plan to continue undisclosed freelance or side work that may conflict with a full-time role.
Ideal Candidate
The ideal candidate is commercially sharp, confident, structured, and relationship-oriented.
They should be able to speak with clients, developers, brokers, and partners; understand basic real estate investment numbers; identify missing information; and prepare clear founder-ready briefs.
They should be comfortable with ambiguity, ownership, and working directly with the founder in a small early-stage team.
