Job Purpose
The Architect is responsible for the end-to-end architectural design of residential, commercial, and institutional projects undertaken by Rohaan Constructions — from concept development and client presentations through detailed working drawings, statutory approvals, and design supervision during execution. The role ensures that designs are functional, aesthetically strong, cost-effective, and compliant with local building regulations, while coordinating closely with structural consultants, MEP teams, and site engineers.
Key Responsibilities
Design & Drawings
- Develop concept designs, layouts, elevations, and 3D visualisations based on client requirements, plot conditions, and budget.
- Prepare detailed working drawings, GFC (Good for Construction) drawings, sections, and construction details for all project stages.
- Select and specify materials, finishes, and fixtures balancing aesthetics, durability, and cost.
- Revise and refine designs based on client feedback, site constraints, and value-engineering inputs.
Statutory Approvals & Compliance
- Prepare and submit drawings for planning permission and building approvals from CMDA/DTCP, Greater Chennai Corporation, and other local bodies.
- Ensure all designs comply with the Tamil Nadu Combined Development and Building Rules, National Building Code, fire and safety norms, and setback/FSI requirements.
- Liaise with liaison consultants and government departments to follow up approvals and completion certificates.
Project Coordination
- Coordinate with structural, MEP, and landscape consultants to integrate all services into the architectural design.
- Conduct regular site visits to verify execution against drawings, resolve design queries, and issue clarifications or revised details.
- Review shop drawings and vendor submittals; approve samples and mock-ups for finishes.
- Support the estimation team with drawings, area statements, and specifications for BOQ preparation and tendering.
Client & Business Support
- Present design concepts and walkthroughs to clients; handle design discussions professionally and document decisions.
- Assist marketing efforts with renders, brochures inputs, and design content for ongoing and upcoming projects.
- Maintain organised project documentation, drawing registers, and revision control.
Qualifications & Experience
- Bachelor of Architecture (B.Arch) from a recognised institution; M.Arch is an added advantage.
- Valid registration with the Council of Architecture (COA), India.
- 2–5 years of experience in architectural design, preferably with residential and commercial construction projects.
- Proficiency in AutoCAD, SketchUp, and Revit; working knowledge of rendering tools (Lumion / V-Ray / Enscape) and MS Office.
- Sound knowledge of Chennai building approval processes (CMDA/DTCP) and local construction practices.
Skills & Competencies
- Strong design sensibility with practical understanding of construction methods and materials.
- Good communication and presentation skills in Tamil and English; confident in client-facing discussions.
- Attention to detail and accuracy in drawings and documentation.
- Ability to manage multiple projects, meet deadlines, and work collaboratively with site teams.
- Willingness to travel to project sites within and around Chennai.
Key Performance Indicators (KPIs)
- Timely delivery of design and GFC drawings as per project schedule.
- First-pass approval rate for statutory submissions.
- Number of design errors/reworks identified during execution.
- Client satisfaction on design quality and responsiveness.
- Adherence of executed work to approved design intent.
