Job Summary
The Purchase & Contracts Manager will be responsible for leading procurement, strategic sourcing, tendering, contract management, vendor development, and commercial negotiations for construction projects. The incumbent will ensure timely procurement of construction materials, MEP items, equipment, and subcontractor services while optimizing costs, maintaining quality standards, and ensuring compliance with company policies, project timelines, and statutory regulations.
Key ResponsibilitiesProcurement & Strategic Sourcing
- Develop procurement strategies for residential, commercial, and infrastructure projects.
- Procure construction materials including cement, steel, aggregates, ready-mix concrete (RMC), bricks, tiles, sanitary ware, electrical, plumbing, HVAC, fire-fighting systems, elevators, façade materials, doors, windows, finishes, and interior materials.
- Source plant and machinery, construction equipment, and specialized services.
- Identify, evaluate, and develop reliable vendors, manufacturers, distributors, and subcontractors.
- Ensure timely procurement aligned with project schedules.
Tendering & Commercial Evaluation
- Prepare Requests for Quotation (RFQs), Requests for Proposal (RFPs), and tender documents.
- Invite quotations from approved vendors.
- Conduct techno-commercial evaluations and comparative statements.
- Negotiate pricing, payment terms, delivery schedules, warranties, penalties, and commercial conditions.
- Recommend vendors based on commercial, technical, and quality evaluations.
Contract Management
- Draft, negotiate, review, and administer purchase contracts, work orders, annual rate contracts, and service agreements.
- Manage contracts for civil works, structural works, finishing works, MEP works, interior fit-outs, landscaping, and specialized subcontract packages.
- Monitor contract execution, variations, change orders, extensions of time, and claims.
- Coordinate with Legal and Project teams to resolve contractual issues.
Vendor & Subcontractor Management
- Develop and maintain an approved vendor database.
- Conduct vendor due diligence and performance evaluations.
- Monitor supplier performance on quality, delivery, cost, and service.
- Develop alternate sourcing strategies to minimize procurement risks.
Cost Control & Budget Management
- Identify opportunities for cost optimization and value engineering.
- Monitor procurement budgets against approved estimates.
- Track market trends and material price fluctuations.
- Ensure procurement within approved project budgets.
Project Coordination
- Coordinate closely with Project Management, Engineering, Planning, Quantity Surveying, Finance, Stores, and Site teams.
- Support project execution by ensuring uninterrupted material availability.
- Monitor procurement schedules and critical deliveries.
Compliance & Documentation
- Ensure compliance with procurement policies, statutory regulations, and internal controls.
- Maintain procurement records, contract documentation, purchase orders, comparative statements, and audit-ready files.
- Support internal and external audits.
Qualifications
- Bachelor's Degree in Civil Engineering, Mechanical Engineering, Commerce, Supply Chain Management, or Business Administration.
Experience
- 4–15 years of experience in procurement and contract management within the Real Estate or Construction industry.
- Experience handling procurement for high-rise residential, commercial, township, industrial, or infrastructure projects.
- Strong experience in tendering, subcontract management, and commercial negotiations.
Technical Knowledge
- Construction procurement processes.
- BOQ (Bill of Quantities) analysis.
- Rate analysis and cost estimation.
- EPC and item-rate contracts.
- FIDIC principles (preferred).
- Quantity Surveying concepts.
- Material planning and inventory management.
- ERP systems such as SAP, Oracle, Microsoft Dynamics, or similar.

Compensation
Salary and benefits will be commensurate with qualifications, experience, and industry standards.
Pay: ₹500,000.00 - ₹2,500,000.00 per year
