The Senior Sales Manager – Commercial is responsible for driving commercial real estate sales, managing key client relationships, executing leasing/sales strategies, and meeting revenue targets. The role requires strong market knowledge, stakeholder management skills, and the ability to close high-value commercial transactions.
- MBA in Sales & Marketing with 10+ years’ relevant experience in sales with renowned developers / developer.
- Knowledge of consumer trends & trade practices
- Proven experience in sales and customer service.

- Drive sales and leasing of commercial assets (office spaces, retail spaces, SCOs, business parks, strata units, etc.).
- Generate new business through brokers, IPCs, corporate clients, and direct leads.
- Identify potential clients, conduct meetings, and convert leads into closures.
- Develop and execute sales strategies to achieve monthly/quarterly revenue targets.
- Manage channel partners and build strong, long-term relationships.
- Understand client requirements and provide suitable commercial property solutions.
- Present project features, USPs, commercial viability, and ROI analysis to clients.
- Conduct site visits, negotiations, and deal finalisation.
- Ensure high levels of client satisfaction and repeat business.
- Track market trends, supply–demand dynamics, rental/yield benchmarks, and competitor offerings.
- Provide inputs to management on pricing, positioning, and sales promotions.
- Prepare MIS reports on sales pipeline, closures, and forecasts.
- Work closely with marketing, finance, legal, and project teams for seamless transactions.
- Coordinate with marketing for campaigns, lead generation, events, and digital outreach.
- Liaise with the finance & legal team for agreement execution, documentation, and compliance.
- Lead, mentor, and motivate the sales team to achieve targets.
- Train team members on project knowledge, sales pitches, and negotiation skills.
- Review performance, drive productivity, and ensure process adherence.
- Strong commercial real estate understanding (office, retail, investment assets).
- Excellent communication, negotiation, and presentation skills.
- Strong network with brokers, IPCs (JLL, CBRE, Colliers), and corporate clients.
- Proven ability to close high-value transactions.
- Analytical mindset with ability to understand ROI, rental yields, and commercial projections.
