Senior Executive Contracts ( Residential High Rise Building + Mivan )

Role Objective
The Senior Executive – Contracts is responsible for managing the end-to-end tendering and work order process, including coordination with internal teams and contractors, bid evaluation, contract finalization, and ensuring compliance with contractual terms. The role ensures timely, accurate, and commercially sound contract execution to support project delivery.
Key Responsibilities
1. Tendering & Pre-Contract Coordination
- Coordinate with Design Team and QS team to receive design deliverables and validated BOQs.
- Prepare tender documents in line with project requirements and scope.
- Ensure alignment with all stakeholders for smooth tender initiation.
2. Tender Floating & Contractor Coordination
- Float tenders to identified contractors as per procurement strategy.
- Coordinate and facilitate contractor site visits and pre-bid meetings.
3. Bid Management & Evaluation
- Receive, review, and validate contractor quotations and bid submissions.
- Perform technical and commercial analysis of bids in coordination with relevant teams.
- Prepare comparative statements (CS) for management review.
4. Negotiation Support
- Organize and participate in negotiation meetings with contractors.
- Provide relevant data, analysis, and inputs to senior management for final negotiations.
5. Work Order Preparation & Processing
- Draft work orders based on finalized terms and negotiated outcomes.
- Follow up for approvals through ERP systems and manual processes.
- Ensure timely issuance of work orders as per tender event schedules.
6. Work Order Tracking & Documentation
- Maintain a detailed work order tracker including BOQ quantities, revisions, and balance quantities.
- Ensure accuracy in documentation covering previous and current contractor scopes.
7. Contract Finalization & Kick-off
- Obtain necessary approvals and signatures from internal stakeholders and contractors.
- Conduct contract kick-off meetings with contractors and site teams post award.
8. Contract Administration & Compliance
- Ensure all contracts are executed in compliance with agreed terms and conditions.
- Support project teams by advising on contractual risks and obligations.
- Monitor adherence to contractual scope, timelines, and deliverables.
9. Contractual Communication
- Prepare notices, letters, and formal contractual correspondence.
- Maintain proper records of all contract-related communication and documentation.
10. Cross-functional Coordination
- Work closely with project, design, QS, and procurement teams for seamless execution.
- Support resolution of contractual issues during project execution.

- Bid Evaluation Accuracy: Error-free technical and commercial analysis with clear comparative statements
- Work Order Timeliness: Issuance of work orders within defined timelines

- Documentation & Tracking: Accurate and up-to-date contract and work order records
- Stakeholder Coordination: Smooth coordination across internal teams and external contractors
Qualifications & Requirements
Educational Qualification
- Bachelor’s Degree in Civil Engineering / Construction Management
- Postgraduate qualification in Contracts / Quantity Surveying (preferred)
Experience
- 3–6 years of experience in contracts, tendering, or procurement in construction/real estate industry
- Exposure to end-to-end tendering and contract lifecycle management
Technical Skills
- Strong understanding of BOQs, tendering processes, and contract management
- Ability to perform technical and commercial bid analysis
- Familiarity with ERP systems for contract/work order processing
- Knowledge of construction contracts, terms, and conditions

Pay: ₹65,921.51 - ₹75,490.96 per year
