Job Requirements
- Study market potential, benchmark competitors across different cities, and develop city-wise expansion plans for presentation and approval by the RBM
- Identify potential markets and conduct feasibility studies for shortlisted properties in coordination with the Business Development team
- Scout and evaluate commercial properties for new retail store openings as well as relocation opportunities for existing stores
- Identify and conduct feasibility studies on potential franchisee partners in the identified markets
- Create ROI projections for upcoming stores and present proposals for RBM approval
- Prepare and propose annual budgetary requirements to achieve new store profitability targets
- Assess site viability based on catchment analysis, footfall, demographics, accessibility, competition, and commercial potential
- Coordinate with property owners, brokers, landlords, franchisees, and real estate consultants to identify suitable retail spaces
- Conduct site visits, prepare property evaluation reports, and recommend suitable locations for management approval
- Support lease negotiations, commercial discussions, and documentation related to property acquisition, franchisee onboarding, and store expansion
- Maintain a constant business relationship with franchisees and act as the single point of contact (SPOC) to resolve operational issues until store handover
- Collate and communicate real estate feedback to corporate and regional teams to improve expansion planning and speed-to-market initiatives
- Ensure smooth store operations in coordination with relevant stakeholders including Store Managers, Admin, IRSG, Regional VM, and other support teams
- Coordinate with internal teams such as IRSG, HR, Legal, Projects, and Finance to operationalize new stores within agreed timelines
- Provide support in store closures, recovery of security deposits, effective lease renewals, and franchisee-related proposals
- Ensure adherence to processes, documentation standards, and compliance requirements through the BPM Portal and related systems
- Supervise the onboarding process of new associates to ensure smooth induction and operational readiness
- Track newly launched stores until stabilization and formally hand over operations to the ABM
- Drive real estate cost optimization initiatives through rent renegotiation, brokerage reduction, landlord scope enhancement, fit-out period optimization, lock-in period reduction, and other savings opportunities
- Maintain a database and tracker of prospective properties, franchisee pipelines, ongoing negotiations, and expansion status across regions
- Collaborate with cross-functional teams including operations, projects, legal, finance, and marketing to ensure timely store launches and business readiness
- Monitor expansion performance, provide regular status updates, and ensure alignment with overall business growth objectives
Work Experience
Graduate / Post- Graduate (MBA)
2-4 years in opening stores and running retail operations
