Roles & Responsibilities
- Conduct legal due diligence of land and property documents.
- Verify ownership records, title deeds, encumbrances, and chain of title.
- Review revenue records, mutation entries, and land acquisition documents.
- Identify legal risks and prepare due diligence reports.
Draft, review, and vet:
- Sale Agreements
- Development Agreements
- Joint Development Agreements (JDA)
- Leave & License Agreements
- Lease Agreements
- Memorandum of Understanding (MoU)
- Vendor Agreements
- Non-Disclosure Agreements (NDA)
- Power of Attorney
- Indemnity Bonds
- Affidavits
- Notices and Replies
- Coordinate execution and registration of legal documents.
- Regulatory & Statutory Compliance
- Ensure compliance with:
- RERA
- Registration Act
- Stamp Duty Laws
- Transfer of Property Act
- Companies Act (where applicable)
- Municipal and Development Authority regulations
- Maintain statutory registers and legal compliance records.
- Track renewal of approvals, licenses, and permissions.
- Litigation Support
- Coordinate with external advocates.
- Prepare case summaries and legal briefs.
- Track court matters and hearing dates.
- Maintain litigation records and documentation.
- Assist in legal strategy discussions.
Required Skills & Competencies
- Strong understanding of property laws and real estate regulations.
- Knowledge of RERA and registration procedures.
- Excellent legal drafting skills.
- Ability to conduct independent title verification.
- Strong analytical and problem-solving ability.
- High attention to detail.
- Excellent documentation and record management skills.
- Good negotiation and communication skills.
- Ability to coordinate with multiple stakeholders.
- High ethical standards and confidentiality.
- Proficiency in Microsoft Office and legal documentation software.
