Role Summary
We are looking for a highly experienced Senior Project Manager – Construction to lead the execution of an upcoming large-scale healthcare / hospital project in Muvattupuzha, Kerala.
The successful candidate will have minimum 15 years of progressive experience in building construction and project management, preferably with significant exposure to hospitals, healthcare facilities, institutional buildings, hotels, large commercial developments, or other technically complex projects.
The Senior Project Manager will have overall responsibility for the project from pre-construction and mobilization through execution, testing, commissioning, handover, and close-out. The role requires strong leadership, technical expertise, commercial awareness, planning capability, and the ability to coordinate multiple consultants, contractors, vendors, and internal stakeholders.
Key Responsibilities1. Overall Project Management
- Take complete responsibility for planning, execution, monitoring, control, and successful completion of the healthcare project.
- Develop and implement the overall project execution strategy and construction methodology.
- Establish project objectives, milestones, deliverables, reporting systems, and accountability structures.
- Ensure the project is delivered within the approved scope, quality, budget, and schedule.
- Lead project mobilization, construction, testing, commissioning, handover, and close-out activities.
- Provide leadership and direction to the entire site/project management team.
2. Construction Planning & Scheduling
- Prepare and monitor the Master Construction Programme in coordination with planning engineers, consultants, contractors, and vendors.
- Establish detailed milestones for civil, structural, architectural, MEP, medical systems, interiors, external development, and commissioning works.
- Review weekly and monthly progress against baseline schedules.
- Identify potential delays and develop suitable recovery / acceleration plans.
- Monitor critical-path activities and ensure timely availability of drawings, approvals, materials, manpower, equipment, and work fronts.
- Conduct regular progress and coordination meetings.
3. Healthcare Project Coordination
Coordinate the specialized requirements associated with hospital construction, including:
- Operation Theatres
- ICUs and Critical Care Areas
- Emergency Department
- Diagnostic and Imaging Areas
- Laboratories
- Patient Rooms and Wards
- Pharmacy
- CSSD
- Medical Gas Pipeline Systems
- Nurse Call Systems
- Pneumatic Tube Systems, where applicable
- Modular OT systems, where applicable
- HVAC systems for critical healthcare environments
- Infection-control requirements
- Fire and life-safety systems
- Building Management Systems
- ELV and communication systems
- Hospital equipment interfaces
- Medical equipment installation coordination
Ensure that all civil, architectural, MEP, medical equipment, and specialist systems are properly integrated without clashes or coordination gaps.
4. Design & Consultant Coordination
- Coordinate with architects, structural consultants, MEP consultants, healthcare planners, medical equipment consultants, landscape consultants, interior designers, and specialist consultants.
- Review construction drawings, specifications, BOQs, shop drawings, RFIs, and technical submissions.
- Identify design conflicts, constructability issues, and interface problems before execution.
- Ensure timely release of Good for Construction (GFC) drawings.
- Coordinate BIM/clash-detection processes wherever implemented.
- Maintain proper tracking of drawings, revisions, RFIs, approvals, and technical decisions.
- Ensure design modifications are properly assessed for cost and time implications before implementation.
5. Civil, Structural & Architectural Works
Oversee execution and quality control of:
- Earthworks and foundations
- RCC and structural works
- Masonry and plastering
- Waterproofing
- Roofing
- Façade and glazing
- Flooring
- Ceilings
- Doors and windows
- Joinery
- Internal finishes
- External development
- Roads and paving
- Drainage

Ensure execution complies with approved drawings, specifications, method statements, and quality standards.
6. MEP & Specialist Systems Coordination
Provide senior-level coordination for:
- Electrical HT/LT systems
- Transformers and substations
- DG systems
- UPS and emergency power
- Lighting and controls
- HVAC and ventilation
- Plumbing and sanitary systems
- STP / ETP / WTP systems
- Fire detection and fire-fighting systems
- Medical gas systems

Ensure proper coordination between MEP services and architectural/structural elements before execution.
7. Procurement & Material Management
- Develop procurement schedules aligned with the construction programme.
- Identify long-lead materials and equipment at an early stage.
- Coordinate technical evaluation and finalization of major vendors and subcontractors.
- Review material submissions, samples, mock-ups, and technical data sheets.
- Ensure timely procurement and delivery of materials and equipment.
- Monitor vendor performance and delivery commitments.
- Ensure materials received at site comply with approved specifications and quality requirements.
8. Contractor & Vendor Management
- Manage main contractors, subcontractors, nominated contractors, suppliers, and specialist agencies.
- Review contractor manpower, machinery, resources, and productivity.
- Conduct regular coordination and performance-review meetings.
- Ensure contractors adhere to project schedules, quality requirements, safety standards, and contractual obligations.
- Resolve interface issues between different contractors and work packages.
- Evaluate contractor performance and recommend corrective action wherever required.
9. Cost & Commercial Management
Work closely with the QS/Commercial team to:
- Monitor project expenditure against approved budgets.
- Review BOQs, contractor bills, variations, and additional claims.
- Evaluate cost implications arising from design changes.
- Monitor committed costs and forecast cost-to-completion.
- Identify potential cost overruns at an early stage.
- Implement value-engineering initiatives without compromising functional, clinical, safety, or quality requirements.
- Support negotiations with contractors, vendors, and suppliers.
- Review commercial risks and contractual obligations.
10. Quality Management
- Establish and enforce the Project Quality Plan.
- Ensure contractors implement approved Inspection and Test Plans (ITPs).
- Review method statements and material approvals before execution.
- Conduct regular quality inspections and audits.
- Ensure proper testing, documentation, and certification of construction materials and systems.
- Monitor mock-ups and benchmark installations before mass execution.
- Ensure NCRs, observations, and defects are closed promptly.
- Maintain the required standards of workmanship throughout the project.
11. Health, Safety & Environment
- Promote a strong zero-incident safety culture across the project.
- Ensure compliance with all statutory and project-specific HSE requirements.
- Review contractor safety plans, risk assessments, and method statements.
- Conduct regular safety reviews and site inspections.
- Ensure adequate safety arrangements for working at height, lifting operations, excavation, electrical works, scaffolding, hot works, confined spaces, and other high-risk activities.
- Ensure emergency-response procedures are established and periodically reviewed.
- Empower the project team to stop unsafe activities immediately.
12. Statutory Approvals & Compliance
Coordinate and monitor approvals and compliance requirements from relevant authorities, as applicable, including:
- Local Self Government / Municipality
- Fire & Rescue Services
- Electrical Inspectorate
- Pollution Control Board
- Lift Inspectorate
- Water and utility authorities
- Health Department requirements
- Other applicable statutory authorities
Ensure construction complies with applicable:

13. Risk Management
- Establish and continuously update the Project Risk Register.
- Identify technical, commercial, contractual, procurement, safety, schedule, and execution risks.
- Develop mitigation plans with clearly assigned responsibilities.
- Escalate critical risks to senior management in a timely manner.
- Maintain contingency strategies for major project risks.
14. Project Reporting & MIS
Prepare/review comprehensive project reports covering:
- Physical progress
- Financial progress
- Schedule status
- Procurement status
- Design and drawing status
- Contractor performance
- Manpower deployment
- Material status
- Quality issues
- Safety performance
- Risks and constraints
- Variations and claims
- Decisions required from management
Provide concise and accurate weekly and monthly management reports to senior leadership.
15. Testing, Commissioning & Handover
- Develop an integrated testing and commissioning programme.
- Coordinate commissioning activities for all MEP, medical, fire, life-safety, ELV, and specialist systems.
- Ensure systems are tested individually and as integrated systems.
- Coordinate statutory inspections and approvals.
- Ensure preparation and collection of:
- As-built drawings
- Operation & Maintenance manuals
- Test certificates
- Warranties and guarantees
- Asset registers
- Equipment documentation
- Training records
- Spare-parts inventories
- Manage snagging/de-snagging and closure of all outstanding items.
- Ensure smooth handover of the completed facility to the client / hospital operations team.
Qualification Requirements
- B.E./B.Tech in Civil Engineering from a recognized institution.
- Postgraduate qualification in Construction Management / Project Management will be an advantage.
- PMP or equivalent professional certification will be an added advantage.
- Minimum 15 years of overall construction experience.
- Minimum 5 years in a senior project leadership / project management position preferred.
- Proven experience handling large-scale building projects from commencement to handover.
- Previous experience in hospital / healthcare construction is strongly preferred.
- Candidates with extensive experience in complex institutional, hotel, commercial, mixed-use, or high-rise developments may also be considered.

- Direct experience in construction of multi-speciality hospitals, medical colleges, healthcare campuses, large institutional buildings, premium hotels, or technically complex developments.
- Experience managing projects involving multiple consultants, contractors, and specialist agencies.
- Strong exposure to MEP-intensive projects.
- Experience coordinating imported / specialized equipment and long-lead procurement packages.
- Demonstrated ability to manage projects with demanding quality, schedule, safety, and budget targets.
