Mechanical / Plumbing BIM Team Lead
Role Purpose
Team Lead is responsible for the technical leadership and delivery of multidisciplinary BIM models across Mechanical, HVAC, Plumbing, Fire Protection, Electrical, ELV, Architectural, and Structural disciplines.
The role leads BIM coordination, model management, clash detection, MEPF modelling, fabrication-level delivery, QA/QC, digital engineering, automation, and information management. The position is accountable for delivering accurate, coordinated, constructible, compliant, and information-rich BIM outputs in accordance with the BIM Execution Plan (BEP), project specifications, LOD/LOI requirements, client standards, applicable codes, QA/QC procedures, and project programme.
Key Responsibilities
BIM Model Management
- Lead, develop, review, maintain, and approve Revit models in accordance with the BEP, project specifications, client standards, and required LOD/LOI.
- Ensure model accuracy, completeness, consistency, interoperability, constructability, and data integrity.
- Manage model structure, coordinates, levels, grids, worksets, families, systems, parameters, and overall model health.
- Establish and implement BIM QA/QC procedures, model audits, validation checks, and compliance reviews.
- Accurately incorporate design revisions, consultant/engineer comments, vendor information, site changes, and coordination decisions.
- Manage file structures, version control, model publishing, federation, revision history, and information exchange.
- Ensure models are suitable for construction, fabrication, installation, commissioning, operation, maintenance, and digital handover.
- Lead multidisciplinary BIM coordination, including clash detection, analysis, prioritisation, assignment, tracking, and resolution.
- Federate discipline models and conduct systematic coordination reviews using Navisworks Manage, Revit, ACC/BIM 360, and Revizto.
- Identify and resolve hard clashes, soft clashes, clearance requirements, access restrictions, maintenance zones, and spatial/constructability conflicts..
- Manage clash reports and issue registers, monitor closure, and verify corrective actions.
- Proactively identify coordination and constructability risks before they affect fabrication, installation, or construction.

LOD, Construction & Digital Delivery
- Manage model development in accordance with project-defined Level of Development (LOD) and information requirements, including LOD 400/500 where applicable.
- Ensure models support design coordination, construction, fabrication, prefabrication, installation, commissioning, operation, maintenance, and digital handover.
- Ensure geometry and associated information are sufficiently developed for procurement, quantity extraction, fabrication, installation, and asset management.
- Support as-built model development and final project information delivery.
Codes, Standards & Compliance
Ensure BIM models and documentation comply with applicable project, regional, international, and client requirements, including:
Digital Handover & Asset Information
- Coordinate COBie and Asset Information Model (AIM) requirements.
- Verify asset parameters, equipment identification, classification, manufacturer details, serial information, and other required handover data.
- Ensure asset information is complete, accurate, validated, and suitable for client FM and operational requirements.
