- Provide a comprehensive Property Management service to ensure that all amenities are resourced and maintained to high class industry standard.
- Ensure all services are performed as per Standard Service Specifications
- Preparation of Property management budgets and perform CAM collection
- Timely Submission of Monthly Bill, ccollection Follow Ups.
- Manage the budget efficiently and yield cost savings where possible without compromising quality of service.
- Formulate and implement departmental and organizational policies and procedures to maximize output. Monitor adherence to rules, regulations and procedures.
- Liaison with top management. Assist in the development of strategic plans for operational activity. Implement and manage operational plans
- Maintain site accommodation and services, through contractors and direct labour, in most cost-effective way.
- Follow up for audits done by SME and seek closure
- Follow up for timely billing and client payments
- To meet at all time the contractual obligations and target SLA’s set by both the client and internal management
- Ensure Health & Safety regulations are adhered to and that General and Fire risk assessment recommendations are implemented across the team.
- Ensures occupancy of sites complies with statutory legislation.
- Ensure quality of staff, appraising and developing them to ensure maximum contribution.
- Proactive liaison with local and regional municipal authorities.
- Interviews, selects, hires, supervises and reviews qualified building operation and management staff
- Manages critical relationships with client, tenants, and key vendors
- Reviews all building financial data with Ambience and Property Accountant
- Ensures that all client deliverables are submitted in a timely manner
- Acts as the liaison to local community public interest groups
- Manages vendor relationships
- Writes vendor contract specifications
- Oversees all vendor bidding
- Ensure timely site review and checklists by Property manager and site team is being filled
- Ensures that entire staff maintains a critical eye on all aspects of building physical care
- Fosters and maintains “Tenant is our Guest” philosophy among the staff
