Job Description: Technical ExecutivePosition OverviewWe are seeking a skilled Technical Executive with comprehensive floor-level knowledge of building systems to oversee day-to-day technical operations and maintenance activities. This hands-on role requires practical expertise in HVAC, UPS systems, and other critical building infrastructure.
Key ResponsibilitiesTechnical Operations & Maintenance
Supervise and coordinate daily operations of HVAC systems, UPS, DG sets, electrical panels, plumbing, and fire safety systems
Conduct regular inspections of all building systems and equipment to ensure optimal performance
Perform troubleshooting and coordinate corrective maintenance activities
Monitor energy consumption patterns and identify opportunities for efficiency improvements
Maintain accurate records of equipment performance, maintenance schedules, and service history
Vendor & Contractor Management
Coordinate with external vendors and contractors for specialized maintenance and repair work
Supervise contractor activities to ensure quality standards and safety compliance
Review and verify contractor invoices and service reports
Manage spare parts inventory and coordinate timely procurement
Compliance & Safety
Ensure all building systems operate in compliance with statutory requirements and safety standards
Conduct regular safety audits and implement corrective actions
Maintain updated documentation including equipment manuals, test certificates, and compliance records
Coordinate periodic inspections by regulatory authorities
Reporting & Documentation
Prepare daily, weekly, and monthly technical reports on system performance and maintenance activities
Document equipment breakdowns, root cause analysis, and corrective actions taken
Maintain comprehensive asset registers and maintenance logs
Escalate critical issues to facility management promptly
Required QualificationsEducation & Experience
Diploma or Bachelor's degree in Mechanical/Electrical Engineering or related technical field
3-5 years of hands-on experience in building operations and maintenance
Direct floor-level experience with HVAC systems (chillers, AHUs, FCUs, VRV/VRF systems)
Working knowledge of UPS systems, DG sets, electrical distribution, and switchgear
Technical Skills
Strong understanding of HVAC principles, refrigeration cycles, and air conditioning systems
Knowledge of UPS operation, battery management, and power backup systems
Familiarity with BMS (Building Management Systems) and monitoring platforms
Basic electrical troubleshooting and safety practices
Understanding of plumbing, fire fighting, and fire alarm systems
Key Competencies
Hands-on problem-solving approach with strong technical aptitude
Ability to work under pressure and handle emergency situations
Good coordination and communication skills
Attention to detail in documentation and reporting
Willingness to work in shifts and respond to after-hours emergencies
Working ConditionsSite-based role requiring regular floor presence and equipment inspections
May require working during weekends, holidays, or after hours for critical maintenance
Physical ability to access equipment rooms, rooftops, and confined spaces
Exposure to mechanical equipment, electrical panels, and varying environmental conditions
Preferred QualificationsCertification in HVAC systems, electrical safety, or building operations
Experience with energy management and sustainability initiatives
Knowledge of facility management software and CMMS platforms
Previous experience in commercial real estate, corporate facilities, or industrial settings
