The Location Manager – LAP is responsible for driving end?to?end Loan Against Property (LAP) business at the branch level by leading a sales team, ensuring quality sourcing, maintaining credit discipline, and delivering profitable portfolio growth while adhering to policy and regulatory guidelines.

Own and achieve LAP business targets (disbursements, sourcing, revenue) for the assigned location.

Drive acquisition across self?employed, SME, and professional segments.

Build and execute location-specific LAP sourcing strategies including walk?ins, referrals, DSTs, connectors, and channel partners.

Monitor sales funnel, conversions, TAT, and drop?offs to ensure consistent performance.

Ensure sourcing aligns with risk appetite and credit norms.

Lead, manage, and motivate a team of Relationship Officers, Sales Managers, and DSTs handling LAP.

Set clear targets, conduct daily huddles and periodic performance reviews.

Coach team on LAP product features, eligibility, property norms, CIBIL analysis, and income assessment.

Identify training needs and drive skill enhancement for complex LAP cases.

Ensure discipline, productivity, and engagement within the sales team.

Ensure strict adherence to LAP credit policies, documentation standards, and regulatory requirements.

Coordinate with Credit, Legal, Technical, Operations, and Disbursement teams for smooth case processing.

Review proposals for income surrogates, LTV norms, property valuation, and deviation controls.

Maintain audit readiness and zero tolerance for process lapses.

Develop strong relationships with DSAs, brokers, builders, CA/financial intermediaries, and local connectors for LAP sourcing.

Act as escalation point for high-value or sensitive LAP customers.

Ensure superior customer experience from login to disbursement.

Drive repeat business and references from existing LAP customers.

Monitor portfolio quality with focus on early delinquency, vintage analysis, and stress indicators.

Ensure sourcing quality to control NPAs and credit losses.

Support collections team for early bucket management, when required.

Conduct regular portfolio reviews and corrective action planning.

Strong team leadership and field sales management

Deep understanding of LAP credit, property assessment, and cash?flow lending

Ability to handle complex, high-ticket LAP cases

Excellent stakeholder, partner, and customer management skills

Graduate in any discipline

MBA / PGDM (Marketing or Finance) preferred

5–12 years of experience in LAP / Secured Business Loans

Minimum 2–3 years in a team handling / branch-level role

Experience in Banks / NBFCs preferred
