Assistant Manager Technical - Job DescriptionPosition OverviewThe Assistant Manager Technical supports the Technical Manager in overseeing building operations, maintenance activities, and technical service delivery. This role ensures that building systems operate efficiently, safely, and in compliance with relevant regulations while supporting tenant satisfaction and asset value preservation.
Key ResponsibilitiesOperations Management Assists in managing day-to-day technical operations of assigned properties, ensuring all building systems (HVAC, electrical, plumbing, fire safety, elevators) function optimally. Supports implementation of preventive maintenance programs and coordinates corrective maintenance activities. Monitors building management systems and responds to technical alarms and issues promptly.
Maintenance Coordination Supervises maintenance staff and coordinates with external contractors and vendors. Reviews work orders, prioritizes maintenance requests, and ensures timely completion of repairs. Conducts regular site inspections to identify maintenance needs and safety concerns. Maintains accurate records of maintenance activities and equipment performance.
Compliance and Safety Ensures compliance with health, safety, and environmental regulations. Supports implementation of safety protocols and emergency response procedures. Assists in conducting safety audits and risk assessments. Ensures proper documentation of compliance activities and certificates.
Budget and Cost Control Assists in preparing technical budgets and monitors expenses against approved budgets. Identifies opportunities for cost savings through energy efficiency improvements and operational optimization. Reviews contractor invoices and ensures value for money.
Tenant and Client Relations Responds to tenant technical queries and concerns professionally. Coordinates with property management teams to ensure high service delivery standards. Supports tenant move-ins, move-outs, and special technical requirements.
QualificationsEducation and Experience Bachelor's degree in Engineering (Mechanical, Electrical,) or related technical field. 3-5 years of experience in building operations, facilities management, or technical services. Experience in commercial real estate or property management preferred.
Technical Skills Strong knowledge of building systems including HVAC, electrical, plumbing, and fire safety systems. Familiarity with building management systems (BMS) and computerized maintenance management systems (CMMS). Understanding of energy management and sustainability practices.
Core Competencies Strong problem-solving and analytical skills. Excellent communication and interpersonal abilities. Ability to work under pressure and manage multiple priorities. Leadership capabilities and team management experience. Proficiency in MS Office and maintenance management software.
