Head – Project Execution (Construction Head)
1. Position & Corporate Overview
- Position Title: Head – Project Execution (GM /Sr.GM Level)
- Location: Coimbatore, India (Note: Requires regional oversight and travel to nearby geographies such as Kerala, Chennai, and other territories as assigned).
- Reporting To: Business Head / Director – Projects
- Target Industry: Construction / Real Estate (High-End Residential, Luxury Villas, Commercial, and specialized Care Facilities)
- Compensation Range: ₹30 Lakhs to ₹40 Lakhs PA (Commensurate with experience)
- Joining Timeline: Immediate
2. Executive Role & Mandate
The Head – Project Execution will serve as the apex corporate representative for all project delivery functions under their jurisdiction. This full-time leadership role requires an exceptional blend of technical civil engineering expertise and commercial acumen.
The incumbent will manage the end-to-end lifecycle of multiple concurrent projects—representing the organization to clients, architects, designers, contractors, suppliers, and statutory authorities—ensuring all projects are delivered safely, with zero compromises on quality, within budget, and strictly on schedule.
3. Core Project Planning & Strategic Frameworks
Acting under the strategic guidelines of the Top Management, the incumbent is responsible for establishing the operational architecture of all projects, including:
- Execution Philosophy: Defining baseline contract execution methodologies and designing clear-cut Responsibility Allocation Matrices (RAM).
- Advanced Scheduling: Developing, monitoring, and recalibrating highly detailed design, procurement, construction, testing, and handover schedules utilizing L1, L2, L3, and L4 project networks.
- Financial Controls: Formulating rigorous budget preparation standards, budgetary control systems, billing/collection pipelines, and project cash-flow forecasts.
- Resource Optimization: Devising master resource-sourcing plans to manage manpower, materials, and equipment efficiently across all active sites.
4. Detailed Key Responsibilities
A. Project Monitoring, Budgeting & Cost Control
- Financial Oversight: Regularly audit cost vs. budget metrics; continuously innovate and implement ways to minimize wastage and improve cost-savings for the company.
- Progress Diagnostics: Monitor project health against agreed schedules, proactively identify bottlenecks, and enforce immediate delay-recovery/corrective plans.
- Inventory & Forecasting: Monitor site inventory levels to stabilize cash flow and periodically project the estimated cost of completion (EAC) during mid-course reviews.
- Material Management: Audit material consumption patterns at sites to ensure a high level of cost-consciousness among sub-contractors, workers, and engineers.
B. Vendor, Contractor & Design Coordination
- Architectural Liaison: Source top-tier architectural firms and coordinate the entire process from conceptual/detailed planning to the timely release of Good for Construction (GFC) drawings.
- Supply Chain & Sourcing: Identify, vet, and manage external consultants, specialized contractors, and material suppliers.
- Cross-Functional Synergy: Expedite critical inputs by coordinating internal corporate functions like Procurement, Engineering, and the Plant & Machinery groups.
- Relationship Management: Maintain exceptional working relationships with external stakeholder groups, presiding over alignment meetings to clear structural or design deadlocks.
- To appoint PMC agency for end to end management of the projects assigned encompassing all the steps from start to finish.
C. Site Execution, Quality Assurance & HSE
- Technical Supervision: Oversee all on-site civil, structural engineering, MEP, premium finishing, and specialized interior execution.
- Specialized Domain Delivery: Ensure structural and spatial parameters meet specific design criteria for specialized assets (e.g., Senior Care Facilities, Retirement Homes, or Health-related housing).
- Defect Minimization: Implement operational checklists to minimize faulty work, accelerate early corrections, and rapidly close out punch-list activities prior to pre-occupancy.
- HSE & Skill Development: Supervise site safety protocols to safeguard personnel and equipment. Arrange technical skill, quality control, and safety training for site engineers.
D. Contractual Governance & Legal Compliance
- Contractual Correspondence: Advise the Contracts Team on critical outward communications, including variation/change orders, requests for Time Extensions (EOT), and delay notices to clients.
- Claim Resolution: Evaluate incoming correspondence/claims from contractors and suppliers, responding within legally sound and acceptable timeframes to safeguard company interests.
- Statutory Approvals: Lead follow-ups with local, state, and central statutory authorities to secure project-related approvals, building plans, and NOCs (including environmental clearances).
E. Reporting, HR & Team Leadership
- Executive Reporting: Prepare and submit concise internal Weekly/Monthly Progress Reports to the Director-Projects, explicitly stating key risks, adopted mitigation strategies, and required corporate interventions.
- Team Governance: Manage, motivate, and mentor large project teams consisting of Project Engineers, Coordinators, MIS personnel, Planning, and QA/QC staff.
- HR Autonomy: Empowered to hire and terminate temporary, site-level project personnel in consultation with Project Managers. Serve as a core selector for permanent corporate roles within the division.
5. Candidate Profile & Preferences
Required Qualifications & Experience
- Education: B.E. / B.Tech in Civil Engineering from a recognized institute.
- Experience: Minimum of 15+ years of robust experience in large-scale construction or real estate development.
- Proven Track Record: Must have successfully delivered multiple large-scale residential projects (e.g., Luxury Group Housings, High-rise Apartments, Luxury Villas, or Commercial complexes).
Key Preferences & Domain Strengths
- Niche Experience: Direct experience in executing Senior Living / Retirement Homes / Healthcare-integrated residential projects is highly preferred.
- Technical Mastery: In-depth knowledge of local building bye-laws, construction quality standards, state statutory clearance protocols, and high-end interior finishes.
- Leadership Traits: Prior experience leading large, multi-disciplinary site teams with excellent communication, negotiation, and high-stakes presentation skills.
Pay: ₹150,000.00 - ₹200,000.00 per month
