1. Operations & Technical MaintenanceManage and maintain electromechanical and utility systems (e.g., HVAC, Chiller plants, DG Sets, HT/LT panels, Plumbing, and Fire Fighting systems).
Prepare and implement Planned Preventive Maintenance (PPM) schedules and predictive maintenance routines.
Monitor plant processes and electrical distributions via Distributive Control Systems (DCS) or Building Management Systems (BMS).
Record daily equipment readings, logbooks, and history cards to track equipment health.
2. Incident Management & TroubleshootingRespond promptly to technical issues, equipment breakdowns, and tenant complaints.
Conduct root-cause analysis for system failures and formulate corrective and preventive action plans.
Support Business Continuity Plans (BCP) and emergency operations.
3. Vendor & Asset ManagementOversee on-site contractors, vendors, and technicians during shift duty.
Track inventory, tools, and maintenance supplies.
Support contract/AMC compliance, cost sheet submissions, and vendor invoice verifications.
Track assets under the Defect Liability Period (DLP) and AMC/CAMC.
4. Safety, Health, & Environment (HSSE)Enforce strict compliance with Health, Safety, Security, and Environment (HSSE) guidelines ("No Safety, No Work").
Ensure standard work permits and safe working procedures are followed for all tasks.
Participate in emergency response teams (ERT/QRT) and evacuation drills.
5. Reporting & DocumentationPrepare Daily Maintenance Reports (DMR), Monthly Management Reports (MMR), and incident reporting.
Ensure complete handover/takeover checklists between outgoing and incoming shift engineers.
Qualifications & Skills RequiredEducation: Bachelor’s Degree or Diploma in Electrical Engineering, Mechanical Engineering, or equivalent.
Experience: 3 to 5 years (for Degree holders) or 5+ years (for Diploma holders) in real estate, facility management, hospitality, or commercial property maintenance.
Technical Knowledge: Strong understanding of HVAC, electrical distribution systems, plumbing, fire life safety, and energy conservation practices.
Soft Skills: Excellent problem-solving, communication, and team handling skills; ability to work under high-pressure shift operations.
