Role Overview
The Contract Manager will be responsible for end-to-end contract management functions for residential, commercial, and redevelopment projects including tendering, contractor finalization, contract administration, claims management, commercial monitoring, compliance, budgeting, and dispute resolution. The role requires strong expertise in construction contracts, vendor negotiations, project coordination, contractual risk mitigation, and ERP-based contract monitoring.
The incumbent will play a critical role in protecting organizational interests by implementing robust contract governance frameworks, monitoring contractor performance, and ensuring commercial and contractual compliance throughout the project lifecycle.
Key Responsibilities
Contract Strategy & Governance
- Frame and implement strategies, policies, plans, and programs for project contracts and operations across project sites.
- Develop, communicate, and implement Contract Governance and Risk Management frameworks to safeguard organizational interests arising from contractual matters.
- Ensure proper contract administration, interpretation, change control, and monitoring mechanisms across all projects.
- Support management in minimizing contractual exposure and commercial risks.
- Ensure compliance with contractual obligations, company policies, and statutory requirements.
Tendering & Contract Finalization
- Manage the complete contract lifecycle for Project and Non-Project contracts.
- Identify suitable contractors/vendors as per project requirements.
- Invite quotations, conduct techno-commercial evaluations, comparative analysis, and negotiations.
- Finalize commercial terms and conditions in coordination with General Manager – Purchase & Contracts.
- Prepare tender documents, BOQs, contracts, work orders, LOIs, and contractual correspondence.
- Ensure contract award process is completed as per company procedures and approval matrix.
- Conduct cost-benefit analysis for existing/new contractors, execution methodologies, and logistic alternatives.
- Ensure awarded contracts remain within approved project budgets; escalate deviations where necessary.
Contract Administration & Monitoring
- Maintain complete contractual records and documentation including:
- Contract Information Sheets
- Variation Registers
- Change Orders
- Claims Registers
- Correspondence Records
- Contractor Performance Reports
- Monitor project progress through ERP systems and identify contractual deviations, delays, and risks.
- Ensure reconciliation of contractual variations and additional work claims.
- Monitor contractor progress against timelines, quality standards, SLAs, and contractual obligations.
- Coordinate and monitor contractual communication with contractors and consultants.
Claims, Variations & Dispute Resolution
- Identify and manage claims, extensions of time (EOT), contractual disputes, and variation orders.
- Register contractor delays and maintain proper contractual records for recovery and counter claims.
- Scrutinize non-tendered item claims submitted by contractors and determine payable/non-payable items as per contract conditions.
- Conduct due diligence and finalize commercially viable rates based on prevailing market conditions.
- Resolve contractual disputes, payment issues, recoveries, and reconciliation matters with subcontractors and vendors.
- Handle claims settlement during project execution based on actual working conditions and contractual provisions.
- Implement strategies developed by senior management to address major contractual issues including claims, additional costs, and project delays.
Compliance & Commercial Control
- Ensure contractors comply with all statutory, labor, safety, insurance, and legal obligations as per contract conditions.
- Monitor contract budgets, payment certifications, recoveries, and cost control mechanisms.
- Verify contractor bills, measurements, and supporting documentation prior to processing.
- Ensure proper assignment of G/L codes and WBS elements in ERP systems during Work Order creation.
- Ensure adherence to procurement policies, audit requirements, and internal controls.
Contractor & Vendor Management
- Maintain contractor master database and categorize preferred and secondary contractors.
- Evaluate contractor performance on cost, quality, timelines, compliance, and execution capability.
- Develop long-term relationships with reliable contractors and vendors.
- Support vendor development initiatives and contractor prequalification processes.
Reporting & MIS
- Prepare and present monthly MIS reports highlighting:
- Contracts awarded
- Payment status
- Pending work orders
- Variations & claims
- Contractor performance
- Delays and risk areas
- Corrective actions taken
- Discuss MIS findings with General Manager – Purchase & Contracts and management teams.
- Provide timely commercial updates and escalation reports to senior management.
Coordination & Stakeholder Management
- Coordinate with Projects, Purchase, QS, Legal, Finance, Accounts, Planning, ERP, and Site teams for seamless contract execution.
- Support project teams in resolving contractual and commercial matters.
- Participate in project review meetings and management discussions.
- Ensure smooth coordination between Head Office and project sites.
Desired Candidate Profile
- Bachelor’s Degree/Diploma in Civil Engineering, Construction Management, Quantity Surveying, or related field.
- 8–15 years of experience in Contracts & Commercial functions within Real Estate or Construction industry.
- Strong exposure to Residential, Commercial, High-rise, and Redevelopment projects.
- Excellent knowledge of FIDIC/Construction Contracts, Tendering, BOQ, Rate Analysis, and Claims Management.
- Experience in ERP systems, contract documentation, and commercial controls.
- Strong negotiation, analytical, and dispute resolution skills.
- Ability to independently handle multiple projects and contractors.

Pay: ₹75,000.00 - ₹125,000.00 per month
