Job Summary
We are seeking an experienced and proactive MEP Coordinator to oversee the operation, maintenance, and performance of all Mechanical, Electrical, and Plumbing (MEP) systems within the property. The role is responsible for ensuring uninterrupted facility operations, asset reliability, statutory compliance, energy efficiency, tenant support, vendor management, and cost-effective maintenance practices.
The ideal candidate will have strong technical expertise in building services, team leadership capabilities, and experience managing MEP operations in commercial, retail, mixed-use, or large-scale residential developments.
Key Responsibilities
Facility Operations & Maintenance
- Manage day-to-day operation and maintenance of all MEP systems and infrastructure.
- Ensure preventive, predictive, and corrective maintenance activities are completed as per schedule.
- Oversee HVAC systems, electrical installations, plumbing networks, firefighting systems, elevators, DG sets, STP/WTP plants, and common area assets.
- Conduct regular inspections and audits to ensure optimal equipment performance and uptime.
- Monitor facility performance and implement corrective actions where required.
- Supervise maintenance teams and ensure adherence to operational standards.
- Ensure zero unplanned shutdowns and uninterrupted property operations.
Asset Management
- Maintain and update asset registers for all MEP equipment and systems.
- Monitor equipment lifecycle and recommend refurbishment or replacement plans.
- Track warranties, AMC contracts, and service histories for critical assets.
- Ensure asset performance and reliability through effective maintenance planning.
Energy Management & Sustainability
- Monitor electricity, water, fuel, and utility consumption trends.
- Implement energy conservation measures and sustainability initiatives.
- Analyze utility bills and identify opportunities for cost optimization.
- Support green building and environmental initiatives where applicable.
Vendor & Contract Management
- Manage service providers, AMC contractors, and maintenance vendors.
- Evaluate vendor performance against service-level agreements (SLAs).
- Coordinate contractor activities and ensure compliance with safety and operational standards.
- Support contract negotiations and ensure cost-effective service delivery.
Budgeting & Cost Control
- Assist in preparing annual engineering and maintenance budgets.
- Monitor expenditures and control operational costs.
- Identify cost-saving opportunities without compromising service quality.
- Ensure compliance with approved procurement and financial procedures.
Purchase & Store Management
- Procure MEP spares, consumables, tools, and equipment required for operations.
- Ensure availability of critical spare parts to avoid operational disruptions.
- Monitor inventory levels and conduct periodic stock verification.
- Maintain accurate records of material receipts, issues, transfers, and consumption.
- Coordinate with procurement teams and vendors for quotations, purchase orders, and deliveries.
- Implement inventory control measures and optimize stock levels.
- Prepare periodic inventory and procurement reports.
Project Coordination
- Coordinate fit-out works, renovation projects, and MEP modifications.
- Review MEP drawings and ensure compliance with engineering standards and property guidelines.
- Supervise project execution and ensure timely completion with minimal operational disruption.
- Coordinate with consultants, contractors, tenants, and internal stakeholders during project implementation.
Tenant Coordination
- Review and approve tenant MEP submissions, layouts, and fit-out drawings.
- Coordinate shutdown requests, maintenance activities, and utility connections.
- Ensure tenant compliance with property engineering standards and operational requirements.
- Provide technical support to tenants for engineering-related issues.
Emergency Management
- Lead emergency response during electrical failures, fire incidents, flooding, equipment breakdowns, and other critical situations.
- Develop and maintain emergency response procedures and escalation matrices.
- Coordinate with local authorities, emergency services, and statutory agencies as required.
- Conduct emergency preparedness drills and training programs.
Audit, Compliance & Safety
- Ensure compliance with all statutory regulations and safety requirements.
- Coordinate inspections with Electrical Inspectorate, Fire Department, Pollution Control Board, Lift Inspectorate, and other authorities.
- Conduct periodic internal audits of MEP systems and maintenance practices.
- Maintain records of licenses, certifications, permits, and statutory approvals.
- Ensure all safety systems remain operational and compliant.
- Conduct risk assessments and implement corrective and preventive actions.
Stakeholder Management
- Act as the primary point of contact for tenants and internal stakeholders regarding MEP-related matters.
- Address complaints, service requests, and escalations promptly.
- Build strong relationships with tenants, vendors, and service providers.
- Drive tenant satisfaction through effective engineering support and service delivery.
Team Management
- Lead, supervise, and mentor engineering and maintenance staff.
- Allocate resources effectively and ensure workforce productivity.
- Conduct performance reviews and identify training and development needs.
- Promote a culture of safety, accountability, and continuous improvement.
Reporting & Documentation
- Prepare MIS reports, engineering dashboards, and management updates.
- Maintain records of maintenance activities, breakdowns, audits, incidents, and compliance documents.
- Track engineering KPIs and recommend operational improvements.
- Ensure accurate documentation and reporting of all engineering activities.
Qualifications
- Bachelor's Degree in Engineering or Diploma in Engineering (Mechanical, Electrical, or related discipline).
Experience
- 3–5 years of experience in Facility Management, Property Management, Building Operations, or Engineering Maintenance.
- Experience managing commercial, retail, residential, or mixed-use developments is preferred.
