Job Summary
Goldenkey Ventures Pvt. Ltd. is looking for a highly skilled and experienced Legal Manager to oversee all legal, regulatory, and compliance matters related to the company's real estate and construction projects. The ideal candidate should possess strong expertise in property laws, land due diligence, contract management, litigation, and liaisoning with government authorities. The candidate will play a key role in ensuring legal compliance, mitigating risks, and supporting business operations through sound legal guidance.
Roles & Responsibilities
Legal & Property Management
- Conduct legal due diligence and title verification for land acquisition and development projects.
- Verify ownership documents, encumbrances, revenue records, survey documents, and legal clearances.
- Draft, review, negotiate, and vet legal agreements, including:
- Sale Agreements
- Construction Agreements
- Joint Development Agreements (JDA)
- Memorandums of Understanding (MoU)
- Lease Agreements
- Vendor & Contractor Agreements
- Service Agreements
- Non-Disclosure Agreements (NDA)
- Provide legal opinions and strategic advice to management on business and project-related matters.
Liaisoning & Government Coordination
- Liaise with government departments and regulatory authorities for approvals, registrations, permissions, and statutory compliances.
- Coordinate with authorities such as GHMC, HMDA, DTCP, RERA, Revenue Department, Registration Department, Municipal Authorities, and other government agencies.
- Ensure timely processing of project approvals, registrations, and statutory documentation.
- Build and maintain professional relationships with government officials, legal consultants, and external stakeholders.
Litigation & Dispute Resolution
- Manage civil, criminal, consumer, labour, and property-related litigation.
- Coordinate with external advocates and monitor the progress of ongoing legal cases.
- Draft legal notices, replies, affidavits, petitions, and other legal documents.
- Represent the company before courts, tribunals, government authorities, and regulatory bodies whenever required.
Compliance & Risk Management
- Ensure compliance with applicable laws and regulations, including:
- RERA
- Registration Act
- Companies Act
- Stamp Act
- Labour Laws
- Municipal and Development Authority Regulations
- Identify legal risks and recommend preventive measures to safeguard the company's interests.
- Keep management informed about legal developments and regulatory changes affecting the business.
Documentation & Record Management
- Maintain all legal records, agreements, licenses, approvals, and statutory documents.
- Ensure proper documentation, filing, and confidentiality of legal records.
- Monitor the renewal of licenses, approvals, and legal agreements.
Required Skills
- Strong knowledge of real estate, construction, and property laws.
- Proven experience in liaisoning with government departments and obtaining statutory approvals.
- Expertise in legal drafting, contract management, and documentation.
- Experience in land due diligence, title verification, and property documentation.
- Strong negotiation, analytical, and problem-solving skills.
- Excellent verbal and written communication skills.
- Ability to work independently and manage multiple legal matters simultaneously.
- Proficiency in MS Office and legal documentation software.
Qualification
- LL.B. from a recognized university (Mandatory).
- LL.M. will be an added advantage.
Experience
- 5–10 years of relevant experience in the Construction, Real Estate, or Infrastructure industry.
- Hands-on experience in liaisoning, litigation, legal compliance, contract management, and land-related legal matters.
Preferred Candidate Profile
- Experience working with a real estate developer or construction company.
- Strong network with government departments and regulatory authorities.
- In-depth knowledge of Telangana property laws, registration procedures, and statutory approval processes.
- Ability to provide practical legal solutions aligned with business objectives.
