Job Position : Project Manager (Civil )- High Rise Residential (G15+ )

Role Summary
The Project Manager will own the planning, coordination, and execution of the high-rise residential project, ensuring timely, cost-effective, and quality delivery. You will set up robust site processes, drive contractor performance, and act as the central point of contact between management, consultants, and site teams. This role is critical to stabilizing site operations, maintaining strict cost control, and achieving a smooth handover to customers.
Key Responsibilities
- Lead overall project planning from pre-construction stage, including preparation of baseline schedules, resource plans, and construction methodology for high-rise RCC and finishing works.
- Coordinate with architects, structural and MEP consultants during design development, value engineering, and constructability reviews; ensure timely release and implementation of GFC drawings.
- Set up and enforce site management systems for daily execution, quality control, safety, material management, and documentation, ensuring compliance with relevant IS codes and statutory norms.
- Manage and monitor contractors and subcontractors for civil, finishing, and MEP works, including work allocation, progress review, quality checks, and certification of running/final bills.
- Drive cost control through budget tracking, cash flow monitoring, rate analysis support, and variation/claims management, highlighting risks and corrective actions to management.
- Liaise with local authorities for approvals, inspections, and statutory clearances, ensuring all pre-construction and construction-stage permissions are obtained and maintained.
- Prepare and present regular progress reports, MIS, and presentations to senior management, highlighting schedule adherence, cost status, risks, and mitigation plans through to handover.
Essential requirements
- 10-15 years of experience in execution and management of high-rise residential buildings (minimum one project of 15+ storeys handled from excavation to finishing as Project Manager or Construction Manager)
- B.Tech / B.E. in Civil Engineering with strong understanding of RCC high-rise structural systems, foundations, and MEP coordination
- Proven experience in project planning, scheduling, and resource planning for multi-tower residential projects, including preparation and tracking of baseline programmes
- Hands-on experience in contractor/vendor management, tendering support, rate analysis, and certification of contractor bills
- Ability to coordinate with architects, structural and MEP consultants, and local authorities for drawings, approvals, and technical clarifications in pre-construction phase
- Strong knowledge of IS codes, quality standards, and safety practices for high-rise construction
- Experience in preparing and monitoring project budgets, cash flow, and cost control measures
- Excellent leadership and communication skills to manage site engineers, supervisors, and multiple subcontractors
Bonus qualifications
- Prior experience working with a real estate developer on high-rise residential projects
- Exposure to pre-construction activities such as feasibility studies, value engineering, and constructability reviews
- Experience in high-rise construction in Tier-2/Tier-3 cities with local authority liaison and approval processes
- Working knowledge of BIM or 3D coordination tools for clash detection and services coordination
- Fluency in Marathi for smoother coordination with local contractors, labour, and authorities
