Role Summary
The Project In-Charge (Construction) is responsible for the end-to-end execution of all SIPL construction sites — currently DPS Rivera, DPS Orbis, DPS Gardens, and upcoming redevelopment projects. This person owns quality, timeline, cost control, and safety across every active site, and is the single point of accountability for construction progress from foundation to handover.
Key Responsibilities
Site Execution & Supervision
- Oversee day-to-day construction activity across all active SIPL sites, ensuring work matches approved drawings, specifications, and BOQ.
- Monitor progress against the master construction schedule; flag and resolve delays before they cascade.
- Coordinate between site engineers, contractors, architects (Chirag Rayani), and consultants so no site is blocked for want of decisions.
Quality Control
- Enforce quality standards at every stage — RCC, waterproofing, plaster, finishing — and reject substandard work.
- Conduct regular site inspections and maintain a checklist-based sign-off before each stage is closed.
Cost & Material Management
- Track material consumption against estimates; prevent wastage and pilferage.
- Verify contractor bills and work-done measurements before they go for payment (tied to Work Orders and stage demands).
- Support procurement timing so materials arrive neither too early nor too late.
Timeline & Reporting
- Prepare and present weekly progress reports for each site to the Director.
- Maintain construction-linked stage completion records (Plinth, Slab, Possession) that feed into buyer demand letters.
- Update the KPI dashboard inputs for construction metrics.
Contractor & Labour Coordination
- Manage relationships with civil, MEP, and finishing contractors; hold them to Work Order scope and timelines.
- Ensure adequate labour deployment at each site and resolve on-ground disputes.
Compliance & Safety
- Ensure sites follow safety norms, statutory construction requirements, and municipal conditions attached to approvals.
- Keep sites audit-ready for RERA, lender, and authority inspections.
Requirements
- Education: Diploma or Degree in Civil Engineering.
- Experience: 8–12 years in building construction, with at least 3–4 years handling multiple sites simultaneously. Mumbai high-rise / redevelopment experience strongly preferred.
- Technical: Strong grasp of RCC structures, DCPR 2034 construction norms, reading architectural and structural drawings, BOQ, and measurement (mode of measurement).
- Tools: MS Excel, MS Project or equivalent scheduling tools, AutoCAD reading ability.
Skills & Attributes
- Firm and detail-oriented on quality — able to say no to contractors.
- Strong coordination and communication skills across teams.
- Cost-conscious and comfortable with numbers.
- Willing to travel between sites daily; hands-on, not desk-bound.
- Able to work independently and own outcomes.
Pay: ₹50,000.00 per month
