Senior Manager – Land Acquisition & Legal Due Diligence

About Us
We are a leading real estate developer engaged in the acquisition, development, and management of land assets across Delhi NCR. We are looking for an experienced professional to lead legal due diligence during the preliminary evaluation of land acquisition opportunities.
Key Responsibilities
- Conduct comprehensive legal due diligence for proposed land acquisitions.
- Examine title documents, sale deeds, conveyance deeds, mutation records, jamabandis, khasra girdawaris, revenue records, and other ownership documents spanning up to 30 years or more.
- Identify and assess civil, criminal, revenue, and regulatory litigations affecting land parcels.
- Verify ownership history, title chain, encumbrances, mortgages, easements, and third-party rights.
- Review records from Revenue Department, Municipal Corporation (MCD/MCGM/ULBs), DDA, HUDA/HSVP, Tehsildar offices, Sub-Registrar offices, and other statutory authorities, as applicable.
- Assess outstanding government dues, property tax liabilities, land use restrictions, acquisition notifications, and compliance issues.
- Coordinate with advocates, revenue officials, surveyors, consultants, and government departments.
- Prepare detailed due diligence reports highlighting legal risks, title defects, and recommendations for management before acquisition decisions.
Requirements
- LL.B. (LL.M. preferred) or equivalent legal qualification.
- 7–15+ years of experience in real estate legal due diligence, land acquisition, or property law.
- Strong understanding of land title verification, revenue laws, municipal regulations, and property documentation.
- Experience handling complex civil, criminal, revenue, and regulatory matters relating to land.
- Ability to independently evaluate large land transactions and provide practical, risk-based legal advice.
