- Assume responsibility for completion of assigned tasks. Supervise, train and evaluate assigned personnel. Prepare estimates on building repair and maintenance jobs; evaluate maintenance and repair needs. Respond to emergencies in a timely manner. Replace lights, ballasts, and fixtures. Service generates units, switches, circuit breakers, and other electrical fixtures, to include heating, ventilating and air conditioning, irrigation, plumbing, pneumatic and alarm systems boilers and controls. Perform maintenance on heating and cooling systems. Repair motors, pumps, and plumbing for water supply, boilers, and other equipment. Prepare reports, maintain inventories, and keep accurate records, order equipment and supplies. Perform related duties as assigned. Coordinate with outsourced contractors for maintenance towards structural, mechanical and electrical systems Maintain the general administration of the maintenance program. Prepare maintenance related budgets and financial reports. Assist with preparation of Maintenance and Improvement Plans Establish preventative maintenance schedules. Estimate quantities and cost of materials, equipment’s and determine site feasibility. Ensure inventories and records are maintained. Discuss Manager Technical of major problems and recommend corrective actions. Implement safety procedures / accident prevention. Perform all work as assigned by the Manager Technical as deemed necessary to maintain and operate the at an optimum level. Perform a variety of skilled plumbing duties necessary for the maintenance of facilities. Install, maintain and service structural plumbing equipment, including water softeners, circulating pumps, fountains, sinks and restroom facilities as required. Troubleshoot and diagnose problems related to drains, pipes and related plumbing conducts. Clear drains and obstructions in water and sewer systems and related fixtures; work from blueprints, diagrams and sketches. Replace and repair sink faucets, drinking fountain faucets, flush valves, vacuum breakers, and check valves. Install and repair backflow prevention devices and perform related tests as required. Assist in restocking of needed parts and materials; submit orders for parts as needed. Estimate time, materials and equipment required for assigned jobs; maintain records of work performed and parts used. Provide assistance in various other areas of maintenance as required; perform semi-skilled to skilled maintenance repair and construction works in the basic trades. Perform general clean up at job site; observe and implement proper safety practices. Perform related duties and responsibilities as assigned.
