Job Purpose :-
The General ManagerThe General Manager – Sales & Marketing will be responsible for developing and executing the company's overall sales and marketing strategy, achieving revenue and booking targets, strengthening the brand, generating qualified leads, improving conversion ratios, and leading the Sales, Pre-Sales, CRM and Marketing teams.
The role requires strong ownership of revenue generation, project sales, customer acquisition, channel development, marketing ROI, team productivity and market expansion.
Key Responsibilities:-
A. Sales Strategy & Business Development
- Develop and implement annual, quarterly and monthly sales strategies aligned with company business objectives.
- Establish project-wise sales targets, revenue targets and collection objectives.
- Develop strategies for achieving booking and revenue targets across all projects.
- Identify new business opportunities, markets, customer segments and sales channels.
- Monitor market conditions, customer preferences, competitor activities and pricing trends.
- Recommend suitable pricing, offers, schemes and sales strategies to management.
- Drive direct sales, channel sales, digital leads and other relevant sales channels.
B. Sales Team Leadership & Performance Management
- Lead, mentor and motivate the Sales, Pre-Sales and CRM teams.
- Set individual and team-wise targets and performance expectations.
- Conduct regular sales review meetings and performance evaluations.
- Monitor lead allocation, follow-ups, site visits, negotiations and conversions.
- Improve sales productivity and conversion ratios.
- Identify performance gaps and implement corrective action plans.
- Build a high-performance, target-oriented sales culture.
C. Lead Generation & Conversion
- Develop a strong lead-generation pipeline through multiple marketing channels.
- Monitor lead quality, lead response time and lead conversion.
- Ensure systematic follow-up of all enquiries.
- Track the complete sales funnel from Lead → Qualification → Site Visit → Negotiation → Booking → Agreement → Collection.
- Analyse reasons for lost leads and implement strategies to improve conversion.
- Ensure effective coordination between Marketing, Pre-Sales, Sales and CRM.
D. Marketing Strategy & Brand Management
- Develop and execute project-wise marketing plans.
- Manage online and offline marketing campaigns.
- Drive digital marketing, social media, Google campaigns, property portals and other relevant channels.
- Develop project branding, promotional campaigns and marketing communication.
- Ensure consistency in brand positioning and corporate communication.
- Evaluate campaign effectiveness and marketing ROI.
- Coordinate with advertising agencies, digital agencies, media partners and other vendors.
E. Channel Partner Management
- Develop and maintain strong relationships with real estate channel partners and brokers.
- Expand the company's channel partner network.
- Establish channel partner targets and incentive structures.
- Conduct channel partner meetings, presentations and engagement programmes.
- Monitor channel partner performance and contribution.
- Ensure transparent and timely communication regarding projects, pricing, offers and inventory.
F. Project Sales Management
- Take ownership of sales performance for all assigned real estate projects.
- Monitor project-wise inventory, bookings, cancellations and revenue.
- Develop project-specific sales strategies based on location, product positioning and market conditions.
- Coordinate with Project, Finance, Legal and CRM teams to ensure smooth customer transactions.
- Monitor project launch activities and sales campaigns.
- Ensure optimum inventory movement and reduction of ageing inventory.
G. Revenue, Collections & Business Performance
- Achieve agreed booking and revenue targets.
- Monitor sales collections in coordination with Accounts/Finance and CRM.
- Track outstanding customer payments and support collection initiatives.
- Analyse monthly sales performance against budgets and targets.
- Prepare sales forecasts and revenue projections.
- Take corrective measures for target shortfalls.
- Maintain healthy sales pipeline and predictable revenue flow.
H. Customer Relationship & Market Development
- Understand customer requirements, buying behaviour and market expectations.
- Strengthen customer experience throughout the sales journey.
- Address critical customer concerns and escalations.
- Develop strategies to improve customer referrals and repeat business.
- Build relationships with investors, HNI customers, corporate clients and other strategic customer segments.
I. Market & Competitor Analysis
- Continuously monitor competitor projects, pricing, offers, specifications and marketing strategies.
- Analyse market demand and changing customer preferences.
- Provide management with regular market intelligence reports.
- Recommend changes in product positioning, pricing, promotions and sales strategies based on market conditions.
J. Sales MIS & Management Reporting
- Prepare and review daily, weekly and monthly sales reports.

- Prepare and control Sales & Marketing budgets.
- Ensure optimum utilization of marketing expenditure.
- Evaluate cost per lead, cost per site visit, cost per booking and campaign ROI.
- Reduce ineffective marketing spends.
- Ensure all marketing activities are aligned with revenue objectives.
Pay: ₹80,000.00 - ₹100,000.00 per month
