Leasing Manager – Roles & Responsibilities at Delhi Chai Cafe
A Leasing Manager at Delhi Chai Cafe is responsible for identifying, evaluating, and securing suitable commercial spaces for new franchise outlets and expansion projects across India. The role directly supports the brand's franchise growth and outlet expansion strategy.
Key Responsibilities
1. Location Identification
Search for high-footfall locations in markets, malls, colleges, hospitals, corporate hubs, and commercial areas.
Maintain a database of potential properties and landlords.
2. Property Evaluation
Assess locations based on visibility, accessibility, competition, demographics, and business potential.
Conduct site visits and feasibility studies before finalizing properties.
3. Lease Negotiation
Negotiate rent, lock-in periods, escalation clauses, deposits, and lease terms with property owners.
Ensure favorable commercial terms for the company and franchise partners.
4. Landlord & Broker Management
Build relationships with property owners, brokers, developers, mall management teams, and institutional property managers.
Maintain regular follow-ups to secure suitable locations.
5. Documentation & Compliance
Coordinate lease agreements, NOCs, legal documentation, and approvals.
Work closely with legal and operations teams for smooth property onboarding.
6. Franchise Support
Assist franchise investors in selecting suitable locations.
Provide market insights and recommendations based on business requirements.
7. Expansion Planning
Support the company's outlet expansion strategy by identifying new cities and growth markets.
Track competitor locations and market trends.
8. Site Supervision & Vendor Coordination
Supervise site execution activities for new and existing outlets.
Coordinate and manage contractors and labor teams, including carpenters, plumbers, electricians, painters, fabricators, and other vendors.
Ensure work is completed as per design, quality standards, and project timelines.
9. Material Procurement & Purchasing
Procure all required materials for outlet setup and maintenance, including carpentry materials, electrical items, plumbing supplies, painting materials, machinery, furniture, fixtures, signage, and decorative items.
Coordinate with suppliers and vendors to obtain competitive pricing and ensure timely delivery of materials.
Monitor inventory requirements and maintain cost control during project execution.
10. Outlet Setup & Maintenance
Oversee the complete setup of new outlets from site handover to inauguration.
Coordinate repair, renovation, and maintenance activities for existing outlets.
Ensure all equipment and infrastructure are installed and functioning properly before outlet launch.
11. Project Coordination
Work closely with operations, franchise, procurement, and design teams to ensure smooth execution of outlet projects.
Track project progress and provide regular status updates to management.
These responsibilities complement the leasing function by ensuring that once a location is finalized, the outlet is successfully developed and made operational within the planned timeline and budget.
