About the Role
We are looking for a proactive and detail-orientated Facilities & Operations Senior Executive/AFM to support the day-to-day maintenance and operational excellence of our gym facilities. The role involves ensuring all centres are maintained to the highest standards by coordinating maintenance activities, managing vendors, monitoring housekeeping standards, conducting audits, and ensuring statutory compliance. The candidate should possess strong technical knowledge of building maintenance along with the ability to coordinate effectively with internal teams and external service providers. Key Responsibilities: Facility Maintenance
- Conduct daily inspections of assigned gym facilities.
- Monitor the condition of civil, electrical, plumbing, HVAC, and interior works.
- Ensure all preventive maintenance activities are completed as per schedule.
- Coordinate corrective maintenance activities with vendors.
- Verify the quality of maintenance work before closure.
- Follow up on pending maintenance issues until completion.
- Maintain minimum downtime of facility equipment.
Gym Equipment Coordination
- Coordinate with gym equipment vendors for preventive maintenance and breakdown services.
- Track equipment downtime.
- Verify completion of repair work.
- Escalate critical equipment failures immediately.
Housekeeping & Hygiene
- Conduct housekeeping audits.
- Ensure cleaning schedules are followed.
- Verify washrooms, locker rooms, workout areas, reception, and common areas meet company standards.
- Monitor housekeeping consumables.
- Report deficiencies and ensure corrective actions.
Operations Support
- Ensure centre opening and closing checklists are completed.
- Monitor operational compliance across all centres.
- Verify implementation of SOPs.
- Support centre managers in operational requirements.
- Conduct surprise operational audits.
Vendor Management
- Coordinate with vendors for:
- Electrical
- Plumbing
- Civil
- HVAC
- DG & UPS
- Pest Control
- CCTV
- Access Control
- Fire & Safety
- Housekeeping
- Signage
- Flooring
- Painting
- Monitor vendor performance.
- Ensure vendor SLA compliance.
- Follow up on quotations and work completion.
- Verify invoices before submission.
Compliance & Safety
- Conduct routine fire and safety inspections.
- Verify availability and serviceability of fire extinguishers.
- Monitor statutory compliance records.
- Ensure first aid kits are fully stocked.
- Report safety hazards immediately.
- Support internal and external audits.
Asset Management
- Maintain records of company assets.
- Verify asset condition during inspections.
- Conduct periodic asset verification.
- Report damaged or missing assets.
Documentation & Reporting Prepare and submit:
- Daily inspection reports
- Weekly maintenance reports
- Vendor follow-up reports
- Preventive Maintenance Tracker
- Asset verification reports
- Incident reports
- CAPA follow-up reports
- Utility consumption reports
- Audit reports
Coordination: Coordinate effectively with:
- Centre Managers
- Housekeeping Teams
- Security Teams
- Maintenance Vendors
- Equipment Vendors
- Corporate Teams
- Procurement Team
- Finance Team
Key Performance Indicators (KPIs)
- 100% scheduled centre inspections completed.
- Preventive maintenance compliance ≥ 95%.
- Maintenance ticket closure within defined SLA.
- Housekeeping audit score maintained as per company standards.
- Zero overdue statutory compliance activities.
- Daily and weekly reports submitted on time.
- Vendor SLA compliance ≥ 95%.
- Reduction in repeat maintenance issues.
- Asset verification completed as scheduled.
- High centre readiness and operational compliance.
Required Qualifications: Education (Preferred)
- Diploma or Bachelor's Degree in Mechanical, Electrical, Civil Engineering, or Facility Management.
Alternative
- Bachelor's degree in any discipline with relevant facilities & operations experience.
Experience
- 3–5 years of experience in facilities management or operations.
- Experience handling multiple sites is preferred.
- Experience in gyms, retail, hospitality, healthcare, commercial buildings, malls, or co-working spaces will be an advantage.
