About the role
This is a full-ownership Business Development role. You will build the pipeline yourself find the leads, make the calls, send the emails, book the meetings, walk into the rooms, and close the work. We will tell you what kind of work we want. Everything after that is yours.
You are not selling one service. You are selling BIM coordination and modelling, construction execution, design services, and engineering support the full range of what BIM Arcavion delivers across India, the UK and the Middle East. Your job is not to win a one-off purchase order. It is to get us onto the approved vendor list and keep us there.
This role reports directly to the Founder. There is no layer between you and the decision-maker, which means fast approvals and nowhere to hide.
What you will own
Lead generation — self-sourced
- Build and maintain your own prospect database of contractors, developers, EPC firms, PMCs, architects, MEP consultants and fit-out contractors.
- Source leads independently through LinkedIn, industry directories, tender portals, trade exhibitions, site visits, referrals and cold outreach.
- Track live and upcoming projects in your target regions and identify who to approach and when.
- Qualify every lead before it enters the pipeline budget, authority, need, timeline.
Outreach and meetings
- Make cold calls daily. You will not be handed a call list.
- Write and send your own outreach emails and LinkedIn messages personalised, not templated blasts.
- Book and run discovery meetings, both online and in person.
- Travel to client offices and project sites for meetings and presentations.
- Run structured follow-up. Most deals in this sector close on the fifth contact, not the first.
Pitching and closing
- Present BIM Arcavion's full capability coordination, modelling, execution, design and engineering support.
- Understand the client's actual problem well enough to pitch the right service, not the whole menu.
- Prepare proposals, capability statements and quotations in Word and Excel.
- Handle commercial discussion and negotiation up to the point of closure.
- Close the work and hand over a clean brief to the delivery team.
Vendor empanelment and long-term accounts
- Get BIM Arcavion registered and empanelled as an approved vendor with developers, contractors and EPC firms.
- Complete vendor registration paperwork, prequalification documents and compliance submissions.
- Track tenders and RFPs; coordinate submissions to deadline.
- Farm existing accounts convert a single project into a standing relationship and repeat work.
Social media and company reach
- Own BIM Arcavion's LinkedIn, Instagram and other social channels end to end.
- Plan and maintain a content calendar project updates, capability posts, hiring posts, company news.
- Write captions, coordinate visuals, schedule and publish.
- Grow followers, engagement and reach; convert inbound interest into qualified conversations.
- Respond to inbound DMs and comments and route real enquiries into the pipeline.
CRM, reporting and admin
- Own the CRM. Update it daily every call, email, meeting, and next action logged the same day.
- Maintain the pipeline tracker in Excel: stage, value, probability, next step, owner, date.
- Produce a weekly pipeline and activity report for the Founder without being asked for it.
- Draft your own emails, proposals and documents in Word. There is no one to format them for you.
- Keep contact records, meeting notes and follow-up dates clean and current.
Leadership — where this role goes
- As the function grows, you will build and lead the BD team under you.
- Set targets, review pipelines, train new BD executives and hold the team to its numbers.
- This is the intended path for the right person, not a vague promise it depends entirely on what you deliver in the first year.
What you must bring
- 2–4 years of B2B business development or sales experience. Construction, AEC, engineering services, or industrial B2B strongly preferred.
- Proven ability to generate your own leads and close your own deals. Be ready to describe specific deals you personally sourced and closed.
- Confident on the phone. Cold calling is a core part of this role, not an occasional task.
- Strong written and spoken English. Hindi fluency essential. Gujarati is an advantage.
- Working command of Excel, Word and CRM software you will build and maintain your own trackers.
- Comfortable running company social media, writing captions and coordinating content.
- Willing to travel for client meetings and site visits.
- Graduate in any discipline. A business, marketing or engineering background helps; performance matters more.
- Self-managed and genuinely independent. If you need daily direction to know what to do next, this is not the role.
Nice to have
- Existing network among contractors, developers, PMCs or consultants.
- Understanding of BIM, Revit or construction workflows enough to hold a technical conversation.
- Experience with vendor registration and empanelment processes.
- Tender and RFP submission experience.
- Canva or basic design ability for social content.
- Experience running a CRM from scratch.
How you will be measured
Targets are agreed in your first week and reviewed monthly. You will be measured on:
- Qualified meetings booked and held per week.
- New qualified leads added to the pipeline per month.
- Proposals and quotations issued.
- Vendor registrations and empanelments completed.
- Work converted value and count.
- Pipeline hygiene: CRM current, follow-ups on time, nothing lost through inaction.
- Social media growth: reach, engagement and inbound enquiries generated.
Terms
- Full-time, on-site. Monday to Saturday.
- Three-month probation. Conversion to permanent can happen early on strong performance you do not have to wait out the full term.
- On confirmation, you move to permanent with an immediate salary revision.
- Salary is discussed at interview and structured by experience and demonstrated ability.
- You must have your own laptop for this role.
- Reports directly to the Founder.
Who this role is not for
This role suits someone who wants full ownership of a function and the accountability that comes with it. It will not suit someone who needs a lead list handed to them, needs daily instruction, or expects marketing support to book meetings. If you have run your own pipeline before and enjoyed it, you will recognise this role immediately.
