Job Summary
We are seeking an experienced and detail-oriented MEP Manager to lead the planning, execution, and quality monitoring of all Mechanical, Electrical, Plumbing, and Firefighting services for our upcoming 5 Lakh Sft residential apartment project.
The ideal candidate will be responsible for ensuring that all MEP systems are installed safely, on schedule, within budget, and in strict compliance with quality standards and statutory regulations. You will bridge the gap between design consultants, site contractors, and the management team to deliver a flawless residential product.
Key Responsibilities1. Drawing Review & Consultant Coordination
- Thoroughly study and analyze MEP tender drawings, GFC (Good for Construction) drawings, and schematic designs to identify any clashes, discrepancies, or missing details before execution.
- Coordinate closely with MEP design consultants, architects, and structural engineers to resolve design queries and issue RFIs (Requests for Information).
- Drive value engineering by reviewing drawings to identify cost-optimization opportunities without compromising on quality or system performance.
- Ensure all civil and structural drawings align with MEP requirements (such as shaft sizes, wall/slab sleeves, and cutout locations) to prevent on-site rework.
2. Electrical & Power Systems Execution
- Supervise and monitor the execution of all internal electrical works, including conduits, wiring, switches, and fixtures across all residential units and common areas.
- Oversee the installation, testing, and commissioning of HT/LT electrical panels, distribution boards, and busbars.
- Manage transformer works, substation setup, DG sets (backup power), and earthing systems.
- Coordinate with local electricity boards and statutory authorities for power sanctions, charging permissions, and compliance.
3. Plumbing, Firefighting & HVAC Works
- Manage the execution of internal and external plumbing networks, including water supply lines, drainage, sewerage, and stormwater management systems.
- Oversee the setup of water treatment plants (WTP), sewage treatment plants (STP), and hydro-pneumatic pumping systems.
- Supervise HVAC works, including mechanical ventilation for basements, exhaust systems, and provisions for split/VRF AC units in individual apartments.
- Ensure the installation of comprehensive firefighting systems (sprinklers, hydrants, smoke detectors, and fire alarms) as per NBC norms.
4. Vertical Transportation (Elevators)
- Coordinate with elevator vendors from the civil-readiness stage through to installation.
- Monitor the testing, commissioning, and safety certification of all elevators/lifts for passenger and service use.
5. Quality Assurance & Control (QA/QC)
- Implement strict quality monitoring protocols for all incoming MEP materials and on-site workmanship.
- Conduct routine inspections, identify snags, and ensure rectifications are done prior to finishing works.
- Review and approve Shop Drawings, As-Built drawings, and Method Statements submitted by contractors.
- Lead the final testing, commissioning, and handover of all MEP assets to the facility management team.
6. Contractor & Progress Management
- Track daily, weekly, and monthly MEP progress against the master project schedule.
- Verify and certify running account (RA) bills submitted by MEP contractors.
Required Qualifications & Experience
- Education: B.E. / B.Tech in Electrical Engineering or Mechanical Engineering from a recognized university.
- Experience: 8 to 12 years of core site execution experience in MEP works, with at least 3-5 years handling large-scale residential high-rise buildings or apartments of similar scale (3 Lakh+ Sft).
- Technical Skills:
- Deep understanding of Indian Standards (IS codes), National Building Code (NBC), and local municipal corporation bylaws.
- High proficiency in reading and interpreting architectural, structural, and complex MEP schematic drawings.
- Familiarity with AutoCAD and MS Project/Excel for tracking.
- Soft Skills: Strong leadership capabilities, exceptional vendor and consultant management skills, problem-solving mindset, and a sharp eye for detail.
Pay: ₹50,000.00 - ₹60,000.00 per month
