Position Summary
The Project Manager will be responsible for complete execution of residential apartment projects, ensuring timely delivery, quality construction, cost optimization, statutory compliance, and customer satisfaction. The ideal candidate should possess strong technical expertise in civil engineering, structural systems, project management, construction technologies, and digital engineering tools.
Key ResponsibilitiesProject Planning & Execution
- Lead end-to-end execution of high-rise residential apartment projects.
- Prepare project schedules, milestones, and execution strategies.
- Ensure projects are delivered on time and within approved budgets.
- Coordinate all site activities from excavation to final handover.
Engineering & Structural Coordination
- Review structural drawings and construction methodologies.
- Coordinate with Structural Consultants, Architects, MEP Consultants, and Design Teams.
- Resolve technical challenges during construction.
- Ensure compliance with IS Codes and engineering standards.
Quality Assurance & Quality Control (QA/QC)
- Implement robust QA/QC systems across all construction stages.
- Conduct quality audits and inspections.
- Ensure adherence to approved materials and workmanship standards.
- Monitor concrete quality, reinforcement, finishing, waterproofing, and structural integrity.
- Ensure zero compromise on construction quality.
AutoCAD & Technical Documentation
- Review and interpret AutoCAD drawings.
- Coordinate revisions with architects and consultants.
- Verify GFC (Good for Construction) drawings before execution.
- Maintain updated drawing registers and technical documentation.
Technology & Digital Project Management
- Utilize modern construction management software.
- Monitor project progress using digital dashboards.
- Prepare MIS reports and management presentations.
- Coordinate through ERP systems and cloud-based collaboration tools.
Vendor & Contractor Management
- Manage civil contractors, MEP contractors, finishing contractors, and consultants.
- Monitor contractor productivity and quality.
- Conduct regular progress review meetings.
- Evaluate contractor performance and certifications.
Cost Control
- Monitor project budgets.
- Optimize resource utilization.
- Review BOQs and quantity reconciliation.
- Minimize wastage and control project costs.
Safety & Compliance
- Ensure compliance with all safety regulations.
- Conduct site safety reviews.
- Ensure statutory approvals and compliance with local authorities.
- Promote a zero-accident safety culture.
Team Leadership
- Lead multidisciplinary site teams.
- Mentor Site Engineers and Project Engineers.
- Conduct performance reviews and technical guidance.
- Build a high-performance execution team.
Client & Management Reporting
- Prepare weekly and monthly project reports.
- Present project status to senior management.
- Highlight risks, mitigation plans, and project forecasts.
Required Qualifications
- B.E./B.Tech in Civil Engineering (Mandatory)
- M.Tech (Structural Engineering) – Preferred
- PMP/PRINCE2 Certification – Preferred
- Additional certifications in QA/QC or Project Management are an advantage.
Experience
- Minimum 15 years of experience in residential apartment construction.
- Proven experience managing high-rise residential projects.
- Experience with reputed real estate developers is preferred.
- Strong exposure to RCC structures, finishing works, MEP coordination, and project delivery.
