We are looking for a responsible, trustworthy, and authoritative local Property Supervisor to act as our ground-level manager for a residential building containing 6 flats in Chennai. Since the owner is based out of station, you will serve as the primary middleman and point of contact between the tenants, the owner, and local maintenance vendors.
This is a part-time, flexible role ideal for retired professionals, ex-servicemen, or local residents who live close to the property and want a stable secondary income.
Key Responsibilities
- Tenant Coordination & Supervision: Act as the face of the property. Handle daily complaints, manage building rules, and coordinate key handovers during tenant movement.
- Rent & Maintenance Enforcement: If online rent or maintenance payments are delayed past the 5th of the month, you will physically visit the flats to follow up with tenants and ensure compliance.
- Physical Maintenance Oversight: Arrange and supervise local workers for routine tasks such as water tank cleaning, plumbing repairs, electrical work, and painting.
- Work Verification via WhatsApp: Inspect all repair works physically and send live photo/video proof to the owner via WhatsApp before any payments are released.
- Strict Zero-Cash Policy: You will never collect cash or checks from tenants, nor pay vendors out of pocket. All financial transactions (rent and vendor payouts) will be handled directly by the owner online.
Requirements
- Language: Must speak fluent Tamil to effectively manage local workers and communicate with tenants.
- Location: Must reside within a 15–20 minute radius of the property to handle emergencies or urgent inspections.
- Tech-Savvy: Continuous access to a smartphone and comfort with using WhatsApp (sending videos, photos, and UPI screenshots) is mandatory.
- Strong communication skills and a confident personality to handle tenant disputes and enforce building disciplines.
Pay: ₹10,000.00 - ₹15,000.00 per month
