We are seeking a highly experienced Project Construction Head / Senior Project Engineer to lead the end-to-end execution of a landmark luxury mixed-use development comprising retail space and a high-rise residential tower (3B+G+32 floors; approximately 18M + 120M building heights).
This is a high-ownership leadership role for a hands-on construction professional who can build teams, establish systems and processes from scratch, manage contractors and consultants, and take complete accountability for project delivery from mobilization through handover.
The successful candidate will serve as the single point of accountability for construction, ensuring delivery on time, within budget, and to stringent luxury-quality standards.
Key ResponsibilitiesProject Leadership & Ownership
- Take complete ownership of project planning, execution, quality, safety, cost and timely delivery.
- Lead the project from mobilization through completion and handover.
- Build and lead the engineering and construction team from the ground up.
- Establish project processes, systems, controls, reporting mechanisms and workflows.
- Provide strong on-ground leadership and decisive execution.
- Coordinate closely with promoters, senior leadership, consultants, contractors and project stakeholders.
Construction & Site Execution
- Lead end-to-end site execution for a large-scale high-rise/luxury real estate development.
- Oversee RCC, structural works, luxury finishes, façade systems and associated coordination.
- Ensure construction activities meet approved specifications, quality standards and timelines.
- Drive effective coordination between design, engineering, consultants, contractors and site teams.
- Identify and resolve construction issues proactively to maintain project momentum.
Planning, Cost & Commercial Management
- Develop and monitor project schedules, milestones and critical paths.
- Track project progress against baseline schedules and committed timelines.
- Manage project costs, budgets, BOQs, cash flows, RA bills and cost variances.
- Maintain strong cost-control discipline while balancing speed, quality and cost.
- Manage contractor performance, commercial negotiations and billing.
- Ensure effective resource planning and deployment.
Quality, Safety & Compliance
- Establish and maintain high standards of construction quality.
- Ensure strict adherence to safety protocols and statutory requirements.
- Ensure 100% compliance with RERA commitments and timelines.
- Drive quality assurance and quality-control processes throughout the project.
- Maintain proper project documentation and management reporting.
Required Experience
- 10–20 years of relevant experience in construction/project management.
- Strong experience in high-rise residential and/or luxury real estate projects.
- Proven track record of end-to-end site execution.
- Demonstrated experience building and leading site teams from scratch.
- Proven experience as a Senior Project Engineer or equivalent leadership position on large-scale projects.
- Strong understanding of RCC, luxury finishing, façade systems and multidisciplinary coordination.
- Strong contractor management and cost-control experience.
- Experience working directly with promoters and/or senior leadership teams is preferred.
- Demonstrated ability to establish processes and systems for projects from inception.
Software & Digital Skills
- MS Project / Primavera P6: Baseline schedules, critical path and progress tracking.
- AutoCAD: Drawing review, coordination and redlining.
- MS Excel: Advanced BOQs, cash flows, RA bills and variance tracking.
- MS PowerPoint / Word: Board-level and management reporting.
- Google Drive / OneDrive: Cloud-based document management and collaboration.
- ERP / Project Management Tools: Zoho Projects, SAP, Procore or equivalent is an advantage.
- Basic familiarity with BIM coordination models.
- Must have hands-on working knowledge of these tools for project decision-making, not merely drafting or documentation purposes.
- Comfortable with email, WhatsApp and digital site communication.
