Job Summary
We are looking for an experienced Building Maintenance Head to oversee the maintenance, operation, and safety of commercial buildings. The ideal candidate will ensure all building systems and facilities are functioning efficiently while maintaining high standards of safety, cleanliness, and regulatory compliance.
Key Responsibilities
- Oversee the overall maintenance and operation of commercial buildings.
- Plan and execute preventive and corrective maintenance activities.
- Supervise maintenance staff, technicians, housekeeping, and security teams.
- Ensure proper functioning of electrical, plumbing, HVAC, DG sets, elevators, fire protection systems, STP/WTP, pumps, and lighting systems.
- Conduct routine inspections to identify maintenance requirements and safety hazards.
- Coordinate with external contractors and Annual Maintenance Contract (AMC) service providers.
- Prepare maintenance schedules and monitor daily work progress.
- Manage maintenance budgets, purchase requests, and spare parts inventory.
- Ensure compliance with electrical, fire, and building safety regulations.
- Maintain service records, maintenance logs, and asset registers.
- Attend to tenant complaints and ensure timely resolution of maintenance issues.
- Coordinate renovation, repair, and improvement works.
- Ensure uninterrupted operation of all utilities and common areas.
- Prepare monthly maintenance reports for management.
Qualifications
- Diploma or Bachelor's Degree in Mechanical, Electrical, Civil Engineering, or a related field.
- 5–10 years of experience in commercial building or facility maintenance.
- Experience in managing maintenance teams and contractors.
Required Skills
- Strong knowledge of building maintenance systems.
- Expertise in electrical, plumbing, HVAC, DG sets, elevators, fire fighting systems, and civil maintenance.
- Leadership and team management skills.
- Vendor and contractor management.
- Budget planning and cost control.
- Knowledge of safety regulations and statutory compliance.
- Good communication and problem-solving skills.
- Proficiency in MS Office and ERP/CMMS software.
Salary
20,000 – 25,000 per month (Based on experience)
