Core Purpose
To lead the end-to-end technical execution of civil projects, ensuring that construction aligns with architectural drawings, remains within the strict budget, and meets LEED/Safety standards while managing on-site contractors.
2. Key ResponsibilitiesA. Technical Execution & Quality Control
- Drawing Interpretation: Detailed review and implementation of GFC (Good for Construction) drawings, structural designs, and MEP layouts.
- Site Layout: Managing "line level" accuracy and ensuring the structural skeleton (steel/RCC) is verified before any concrete pours.
- Quality Assurance: Conducting regular slump tests, cube tests, and material inspections to ensure 100% compliance with ISO/BIS standards.
B. Project Planning & Scheduling
- Timeline Management: Creating and updating weekly work charts using tools like MS Project or Primavera.
- Resource Allocation: Coordinating the daily deployment of labor, heavy machinery, and specialized subcontractors.
- Obstacle Removal: Identifying potential site bottlenecks (e.g., soil issues, weather delays) and creating "Plan B" scenarios.
C. Cost & Material Management
- BOQ & Billing: Verifying contractor bills against the actual Bill of Quantities (BOQ) and work completed on-site.
- Waste Mitigation: Monitoring the "inflow and usage" of raw materials (cement, steel, sand) to minimize theft and wastage.
- Estimation: Preparing material, equipment, and labor cost estimates for upcoming project phases.
D. Coordination & Liaison
- Stakeholder Management: Acting as the primary point of contact between the Project Manager, Architects, and Government Liaison officers.
- Vendor Management: Evaluating vendor performance and ensuring timely procurement of critical items.
3. Key Performance Indicators (KPIs)
- Budget Variance: Keep total project cost variance under 5%.
- Schedule Adherence: Zero "critical path" delays in major milestones (e.g., slab completion).
- Safety Record: Maintain a Zero Accident site through strict PPE enforcement.
- Rework Percentage: Keep rework costs below 2% of the total phase cost.
4. Required Qualifications & Skills
- Education: B.E. / B.Tech in Civil Engineering.
- Experience: 3–7 years in Real Estate or Industrial Construction (experience with Large-scale Township projects is a plus).
- Software: Proficiency in AutoCAD, MS Project, and basic ERP data entry.
- Soft Skills: Strong negotiation skills for handling "Labor Unions" or "Contractor disputes."
