Job Summary
We are seeking a highly skilled and dynamic Senior Project Manager with a proven track record of delivering luxury hotel and resort projects from groundbreaking through to handover. The ideal candidate possesses a unique blend of expertise across civil structural works, core-and-shell architecture, and high-end interior fit-outs (FF&E/OS&E).
In this role, you will lead cross-functional teams, manage specialized consultants, and oversee contractors to ensure projects are completed safely, on time, within budget, and to the meticulous quality standards demanded by premium hospitality brands.
Key Responsibilities1. Project Planning & Execution
- Full Lifecycle Management: Oversee the entire project lifecycle, seamlessly transitioning from structural civil works to architectural detailing and final interior handover.
- Scheduling: Develop, track, and maintain a master project schedule (using MS Project or Primavera P6) integrating civil milestones, MEP (Mechanical, Electrical, Plumbing) rough-ins, and complex interior finishes.
- Coordination: Act as the primary bridge between the Principal Architect, Interior Designers, Structural Engineers, MEP Consultants, and the client’s operations team.
2. Technical Oversight (Civil, Arch & Interiors)
- Civil & Structure: Supervise site excavation, piling, concrete pouring, and structural framing, ensuring strict adherence to engineering drawings and safety protocols.
- Architecture & Facade: Oversee the execution of the building envelope, glazing, roofing, and external landscape integration typical of resort layouts.
- Interior Fit-outs & Finishes: Manage mock-up room approvals, intricate millwork, stonework, flooring, wall finishes, ceiling details, and specialized hospitality lighting.
- MEP/HVAC Alignment: Ensure heavy civil/structural constraints do not conflict with complex hospitality MEP requirements (e.g., central HVAC, acoustic insulation, kitchen/laundry drainage).
3. Cost & Procurement Management
- Budget Tracking: Manage the project budget, cash flow forecasting, and value engineering initiatives without compromising brand standards.
- Contractor & Vendor Management: Oversee the tendering process, evaluate bids, and manage contracts for civil contractors, interior fit-out contractors, and specialized artisans.
- Material Procurement: Coordinate the procurement and timely delivery of long-lead items, import materials, and Loose FF&E (Furniture, Fixtures, and Equipment).
4. Quality Assurance & Compliance
- Hospitality Standards: Ensure all construction and finishes comply with international hospitality brand guidelines, local building codes, fire and life safety (FLS) regulations, and sustainability standards (e.g., LEED).
- Defect Liability: Implement a rigorous snagging/punch-list process for mock-up rooms, guestrooms, public areas (lobby, restaurants, spa), and back-of-house zones.
Required Skills and Competencies
- Hybrid Technical Expertise: Ability to read and interpret complex civil/structural blueprints, architectural detail drawings, and interior joinery shop drawings.
- Hospitality Domain Knowledge: Deep understanding of hotel-specific operational needs, guestroom acoustic requirements, back-of-house (BOH) flows, and kitchen/spa fit-outs.
- Contract Administration: Proficiency in managing standard construction contracts (e.g., FIDIC, AIA) and handling variations, claims, and extensions of time (EOT).
- Stakeholder Management: Exceptional communication skills to manage demanding brand operators, demanding clients, and diverse site crews.
- Software Proficiency: Advanced knowledge of MS Project/Primavera, AutoCAD/Revit (for review), and project management platforms like Procore or Autodesk Construction Cloud.
Qualifications & Experience
- Education: Bachelor’s degree in Civil Engineering, Architecture, or Construction Management. A Master’s degree or PMP certification is a strong advantage.
- Experience: Minimum of 10–12 years of experience in construction project management, with at least 5 years of dedicated experience leading hotel or resort projects.
- Portfolio Requirement: Must demonstrate a successful portfolio of completed hospitality projects showing involvement from structural stages through to interior styling and handover.
Pay: ₹125,000.00 - ₹160,000.00 per month
