Job Purpose
To ensure the dealership premises, workshop, showroom, office buildings, and all supporting infrastructure are maintained in excellent operating condition. The role is responsible for preventive and breakdown maintenance of the entire facility, ensuring safety, statutory compliance, vendor management, and uninterrupted operations across all dealership locations.
Key Responsibilities
1. Building & Infrastructure Maintenance
- Ensure proper maintenance of showroom, workshop, office buildings, customer lounge, warehouse, parking area, and staff facilities.
- Monitor the condition of roofs, walls, ceilings, flooring, windows, doors, gates, fencing, and drainage systems.
- Plan and execute preventive maintenance for all civil structures.
- Coordinate painting, waterproofing, masonry, carpentry, and repair works.
- Ensure all signage, branding structures, and display areas are maintained as per OEM standards.
2. Electrical & Utility Maintenance
- Maintain HT/LT electrical installations, transformers, panels, generators (DG Sets), UPS systems, and power distribution systems.
- Ensure uninterrupted power supply for showroom and workshop operations.
- Monitor electrical safety and conduct periodic inspections.
- Maintain lighting systems, emergency lighting, and outdoor illumination.
- Coordinate preventive maintenance with authorized electrical contractors.
3. HVAC & Mechanical Systems
- Maintain centralized and split air-conditioning systems.
- Ensure compressors, air lines, workshop exhaust systems, and ventilation equipment are functioning efficiently.
- Monitor service schedules and energy efficiency of HVAC equipment.
4. Plumbing & Sanitation
- Maintain water supply systems, pumps, overhead tanks, underground tanks, pipelines, washrooms, and drainage systems.
- Ensure uninterrupted water supply throughout the dealership.
- Coordinate plumbing repairs and preventive maintenance.
5. Fire & Safety Systems
- Maintain fire hydrants, sprinklers, fire extinguishers, fire alarms, smoke detectors, and emergency exits.
- Conduct periodic fire drills and safety inspections.
- Ensure statutory compliance related to fire and life safety.
- Maintain emergency response equipment in working condition.
6. Vendor & Contractor Management
- Manage Annual Maintenance Contracts (AMCs) for electrical, HVAC, plumbing, DG sets, lifts, firefighting systems, and civil maintenance.
- Evaluate contractor performance and ensure quality workmanship.
- Verify work completion before processing contractor bills.
7. Preventive Maintenance Planning
- Develop annual preventive maintenance schedules for all building services.
- Ensure timely completion of maintenance activities.
- Reduce equipment failures through effective preventive maintenance practices.
- Maintain records of inspections and service history.
8. Statutory Compliance
- Ensure compliance with all statutory requirements related to building safety, electrical installations, pollution control, and fire safety.
- Coordinate inspections by government authorities.
- Maintain all statutory records, certificates, and licenses.
9. Cost Control
- Prepare annual maintenance budgets.
- Monitor monthly maintenance expenses.
- Optimize utility consumption including electricity and water.
- Implement energy-saving and cost-reduction initiatives.
10. Documentation
- Maintain maintenance logs, equipment history, AMC records, vendor details, asset registers, and inspection reports.
- Prepare weekly and monthly maintenance reports.
- Track pending maintenance activities and closure status.
Qualifications
- Diploma/Bachelor's Degree in Mechanical, Electrical, Civil Engineering, or Facility Management.
Experience
- 8–12 years of experience in facility/building maintenance.
- At least 5 years in a supervisory role.
- Experience in automobile dealerships, commercial buildings, manufacturing plants, malls, hospitals, or large facilities is preferred.
Pay: ₹10,540.51 - ₹47,701.11 per month
