Project Coordination & Supervision Assist in managing day-to-day construction activities on-site, ensuring work progresses according to schedules, plans, and specifications. Monitor subcontractor performance, coordinate trades to prevent conflicts, and ensure proper sequencing of work. Conduct regular site inspections to verify quality standards are met and identify issues requiring corrective action. Support the Construction Manager in resolving field problems and making real-time decisions to keep projects moving forward.
Schedule & Progress Monitoring Track project milestones and deliverables against the master schedule, identifying potential delays and developing recovery plans. Coordinate with subcontractors to ensure adequate resources and materials are available when needed. Prepare progress reports documenting completed work, upcoming activities, and any schedule impacts. Update project schedules and communicate changes to relevant stakeholders.
Quality Control & Safety Management Enforce quality standards by reviewing work for compliance with drawings, specifications, and building codes. Document deficiencies and coordinate corrective work with subcontractors. Support safety program implementation by conducting site safety inspections, ensuring compliance with OSHA regulations and company safety policies. Participate in safety meetings and promote a culture of safety awareness among all site personnel.
Document Management & Administration Maintain organized project files including contracts, submittals, RFIs (Requests for Information), change orders, and meeting minutes. Review and process submittals from subcontractors, tracking approval status and ensuring timely responses. Prepare daily reports documenting site activities, weather conditions, labor counts, and notable events. Assist with preparing and tracking change orders and maintaining accurate as-built documentation.
Subcontractor & Vendor Coordination Serve as primary point of contact for subcontractors regarding day-to-day operations and scheduling. Review subcontractor schedules and coordinate activities to optimize workflow and prevent conflicts. Monitor subcontractor compliance with contract terms, safety requirements, and quality standards. Facilitate communication between trades to resolve conflicts and maintain project momentum.
Budget & Cost Control Support Assist in monitoring project costs against budget, tracking expenditures and identifying potential overruns. Review subcontractor pay applications for accuracy and work completion before forwarding for approval. Help identify cost-saving opportunities and value engineering options without compromising quality or functionality.
Client & Stakeholder Communication Participate in project meetings with owners, architects, engineers, and other stakeholders. Communicate project status, address concerns, and coordinate responses to client requests. Build positive relationships with all project participants to facilitate collaboration and problem resolution. Represent the Construction Manager professionally in their absence when required.
Regulatory Compliance Ensure construction activities comply with building codes, zoning regulations, and permit requirements. Coordinate inspections with local authorities and address any compliance issues identified. Maintain required permits and certifications on-site and ensure all work meets jurisdictional requirements.
