Job Purpose
To oversee the complete facility management operations of the residential project, ensuring seamless maintenance of buildings, common amenities, MEP systems, security, housekeeping, landscaping, and resident services. The role is responsible for maintaining high standards of operational efficiency, safety, statutory compliance, and customer satisfaction.
Key Responsibilities
1. Facility Operations Management
- Manage the day-to-day operations and maintenance of the residential property.
- Ensure smooth functioning of all common areas, clubhouses, amenities, and infrastructure facilities.
- Maintain high standards of cleanliness, safety, and upkeep throughout the property.
- Monitor and improve service delivery standards for residents.
2. Building Maintenance & MEP Management
- Oversee preventive, predictive, and breakdown maintenance of:
- Electrical systems
- DG Sets
- Transformers
- STP/WTP
- Water supply systems
- Fire-fighting systems
- Elevators and escalators
- HVAC systems (where applicable)
- Ensure minimum downtime of critical services and equipment.
3. Vendor and Contractor Management
- Manage housekeeping, security, landscaping, pest control, and technical service providers.
- Evaluate vendor performance and ensure compliance with service level agreements (SLAs).
- Verify contractor bills and monitor quality of services delivered.
4. Resident Relationship Management
- Address resident complaints, concerns, and service requests promptly.
- Coordinate with Residents' Welfare Association (RWA) and apartment owners.
- Ensure high levels of resident satisfaction through proactive service management.
- Conduct periodic meetings with residents and management committees.
5. Safety, Security & Compliance
- Ensure compliance with fire safety regulations, statutory requirements, and building safety standards.
- Conduct periodic safety audits and emergency preparedness drills.
- Monitor security operations, access control systems, CCTV surveillance, and visitor management.
- Ensure compliance with all applicable local authority regulations.
6. Asset Management
- Maintain an updated asset register for all common area equipment and facilities.
- Prepare preventive maintenance schedules and lifecycle replacement plans.
- Monitor asset performance and recommend improvements.
7. Budgeting & Cost Control
- Prepare annual operating budgets and maintenance forecasts.
- Monitor facility management expenses and implement cost-control measures.
- Track utility consumption including electricity, water, and diesel usage.
- Ensure optimum utilization of resources while maintaining service quality.
8. Handover & Defect Liability Management
- Coordinate with Projects and Construction teams during project handover.
- Identify and report snags and defects during takeover.
- Monitor closure of defects during the Defect Liability Period (DLP).
- Ensure smooth transition from project completion to facility management operations.
9. Documentation & Reporting
- Maintain records of maintenance activities, statutory approvals, vendor contracts, and compliance documents.
- Prepare monthly MIS reports covering:
- Maintenance activities
- Utility consumption
- Resident complaints
- Vendor performance
- Safety observations
- Budget utilization
Qualifications & Skills
- Bachelor's Degree/Diploma in Engineering (Electrical/Mechanical) or Facility Management.
- MBA or Certification in Facility Management will be an added advantage.
- Strong knowledge of residential property maintenance and MEP systems.
- Experience in managing large residential communities and apartment complexes.
- Proficiency in MS Office, ERP/FM software, and maintenance management systems.
- Excellent leadership, communication, and stakeholder management skills.
Preferred Candidate Profile
- Minimum 8–12 years of experience in residential facility management.
- Experience in premium residential apartment projects and gated communities.
- Strong exposure to project handover, snag management, and DLP coordination.
- Proven experience managing housekeeping, security, landscaping, and technical service contracts.
- Strong understanding of statutory compliance, fire safety, and building operations.
- Ability to lead multidisciplinary teams and maintain high resident satisfaction levels.
Pay: ₹35,000.00 - ₹45,000.00 per month
