The Head of Contracts is responsible for leading all contractual and commercial functions for residential apartment projects, with primary accountability for finalizing labour contracts and material + labour contracts. The role ensures optimal cost, quality, and timelines through effective vendor selection, negotiation, and contract administration.

Qualifications & Experience
- Bachelor’s degree in Civil Engineering / Construction Management
- 12–18 years of experience in construction contracts
- UG: B.Tech / B.E. in Civil, PG: M.Tech in Civil

Key Responsibilities
1. Contract Strategy & Planning
- Develop contracting strategies for various work packages (civil, finishing, MEP, etc.).
- Decide contract types (labour-only, material + labour, item rate, built-up, lump sum).
- Align contract packaging with project timelines and budget objectives.
2. Labor Contract Finalization
- Identify and prequalify labour contractors for different trades.
- Float inquiries, Analyse quotations, and negotiate rates.
- Finalize labour contracts with clear scope, productivity benchmarks, and timelines.
- Ensure manpower mobilization aligns with project schedules.
3. Material + Labor Contract Finalization
- Lead end-to-end finalization of composite contracts (material + labour packages).
- Define detailed BOQs, specifications, and scope of work.
- Evaluate vendor capabilities, technical compliance, and financial strength.
- Negotiate pricing, escalation clauses, wastage norms, and delivery timelines.
- Finalize agreements ensuring clarity on quality standards, payment terms, and penalties.
4. Vendor & Contractor Management
- Develop and maintain a strong vendor/contractor base.
- Conduct technical and commercial evaluations of bids.
- Monitor contractor performance, productivity, and quality.
5. Costing & Commercial Control
- Collaborate with estimation and finance teams for budgeting and cost planning.
- Ensure all contracts are within approved cost limits.
- Drive value engineering and cost optimization initiatives.
6. Risk & Compliance
- Identify and mitigate contractual and commercial risks.
- Ensure compliance with statutory regulations, labour laws, and safety standards.
- Protect company interests through strong contractual clauses.
7. Cross-Functional Coordination
- Work closely with project managers, site teams, procurement, and design teams.
- Ensure smooth coordination between contractors and internal stakeholders.
- Provide regular MIS reports and updates to senior management.
