Key Responsibilities:
1) High-Rise Civil Execution (RCC & Structure)
- Lead execution of RCC works including excavation, foundations, raft/pile caps, retaining walls, shear walls, slabs, columns, beams, staircases, lift core, and allied structural works.
- Ensure adherence to structural drawings, BBS, pour cards, shuttering/formwork systems, and concreting quality standards.
- Coordinate with structural consultants for clarifications, revisions, and site execution issues.
- Ensure proper sequence planning and cycle time optimization for slab-to-slab progress.
2) Finishing Works & Handover Readiness
- Manage end-to-end finishing works including:
o Internal plaster/gypsum, flooring/tiling, skirting
o Waterproofing (terrace, toilets, podium, basement)
o Doors/windows installation coordination
o Painting, façade finishing coordination
o Common area finishing, lobbies, staircases, podium, landscape civil works
- Ensure finishing works meet premium quality benchmarks aligned with township standards.
- Drive snag closure, punch list completion, and handover readiness for final inspection.
3) Contractor & Vendor Management
- Appoint, manage, and monitor contractors for structure and finishing packages.
- Validate contractor bills, running account (RA) measurements, and certification processes.
- Monitor contractor productivity, manpower deployment, and material consumption.
- Conduct weekly review meetings with contractors and ensure corrective actions.
4) Planning, Scheduling & Progress Monitoring
- Prepare and track micro-level schedules for structure and finishing activities.
- Ensure execution as per baseline schedule and milestone targets.
- Coordinate with planning team for progress updates and reporting.
- Identify delays/risks early and implement mitigation plans to avoid slippages.
5) Quality Control & Compliance
- Ensure implementation of Quality Assurance / Quality Control (QA/QC) standards.
- Conduct regular quality checks, audits, and inspections for civil works.
- Ensure compliance with IS codes, site SOPs, checklists, and approved method statements.
- Maintain proper documentation: pour cards, cube tests, material approvals, WIRs, MIRs.
6) Safety & Site Discipline
- Ensure strict compliance with safety protocols and site safety norms.
- Promote safe working practices including PPE compliance, working at height, scaffolding safety, lifting operations.
- Coordinate with safety officer for toolbox talks and incident prevention.
7) Coordination with Cross-Functional Teams
- Coordinate with MEP teams for sleeves, inserts, openings, and service coordination.
- Coordinate with architects, interior teams, façade consultants for execution alignment.
- Liaise with stores, procurement, and billing teams for timely material and vendor support.
- Support RERA/site documentation requirements for project reporting.
8) Material Planning & Cost Control
- Plan and forecast civil material requirements: cement, steel, shuttering materials, blocks, sand, aggregates, waterproofing chemicals, tiles, adhesives, etc.
- Control wastage and ensure optimum material usage.
- Support cost control by monitoring BOQ vs actual consumption and identifying deviations.
