Job Summary
We are looking for a qualified and experienced HVAC Engineer with a minimum of 2 years of relevant experience to handle HVAC operations and maintenance at a leading IT corporate facility in Chennai.
The candidate will be responsible for the smooth operation, preventive maintenance, breakdown maintenance and troubleshooting of HVAC systems, while coordinating with technicians, vendors and the client facility team.
Key Responsibilities
- Handle day-to-day HVAC operation and maintenance activities at the IT facility.
- Operate and monitor HVAC systems including VRF/VRV, AHU, FCU, FAHU, Package AC, Split AC, Cassette AC and ventilation systems.
- Monitor HVAC equipment through BMS/IBMS and immediately attend alarms and abnormalities.
- Carry out scheduled Preventive Maintenance (PM) activities as per the maintenance plan.
- Attend HVAC breakdowns and ensure quick troubleshooting and restoration of equipment.
- Identify and rectify basic electrical, mechanical and refrigeration-related HVAC issues.
- Monitor and maintain required temperature, humidity and indoor comfort conditions.
- Check operating parameters such as suction/discharge pressure, temperature, current, voltage and vibration.
- Coordinate with OEMs and AMC vendors for major breakdowns, servicing and equipment-related issues.
- Supervise and guide HVAC technicians during daily maintenance activities.
- Maintain HVAC logbooks, checklists, PM records and breakdown reports.
- Prepare daily and monthly HVAC maintenance reports.
- Monitor equipment condition and identify recurring failures.
- Support preparation of RCA (Root Cause Analysis) and corrective action reports for major or repeated breakdowns.
- Ensure proper availability and usage of HVAC tools, spares and consumables.
- Coordinate with Electrical, BMS, Plumbing, Fire & Safety and other facility teams.
- Follow all site safety procedures, SOPs, PTW requirements and client guidelines.
- Ensure proper housekeeping and safety around HVAC equipment and plant rooms.
- Support energy-saving initiatives and identify opportunities to improve HVAC efficiency.
- Update maintenance activities in CMMS/CAFM systems, wherever applicable.
Technical Skills Required
- Good knowledge of HVAC operation and maintenance.
- Hands-on knowledge of VRF/VRV, AHU, FCU, FAHU and ventilation systems.
- Basic knowledge of chiller and chilled-water systems will be an added advantage.
- Good understanding of refrigeration cycle and HVAC components.
- Knowledge of compressors, condensers, evaporators, expansion valves and refrigerant systems.
- Basic knowledge of VFD, motors, starters, sensors and HVAC control panels.
- Ability to understand HVAC equipment manuals and drawings.
- Basic knowledge of BMS/IBMS operation and monitoring.
- Good troubleshooting and breakdown-handling skills.
- Basic knowledge of MS Excel and maintenance reporting.
Qualification & Experience
- Diploma / B.E. / B.Tech in Mechanical Engineering / HVAC / Refrigeration & Air Conditioning.
- Minimum 2 years of relevant experience in HVAC operation and maintenance.
- Experience in IT Parks, Corporate Offices, Commercial Buildings, Malls, Hotels or Facility Management will be preferred.
- Candidates with hands-on experience in VRF/VRV and AHU systems will have an advantage.
