We are seeking an experienced Assistant Project Manager specializing in finishes to oversee and coordinate all finishing trades across construction projects. This role requires 6-8 years of hands-on experience managing blockwork, finishing, gypsum installation, painting, and post-pour works. The ideal candidate will ensure quality execution, maintain project schedules, and coordinate multiple subcontractors to deliver exceptional finishing standards.
Key ResponsibilitiesThe Assistant Project Manager - Finishes will manage the complete lifecycle of finishing works from planning through final handover. This includes coordinating with architects, engineers, and subcontractors to ensure specifications are met while maintaining budget and schedule adherence. You'll review shop drawings and material submittals for blockwork, gypsum systems, and finishing materials, ensuring compliance with design intent and building codes.
Daily responsibilities include supervising subcontractor performance across multiple work fronts, conducting quality inspections at critical stages, and implementing corrective actions when standards aren't met. You'll prepare and maintain detailed progress reports, identify potential delays or conflicts early, and develop mitigation strategies to keep projects on track.
Managing the RFI process for finishing trades falls under your purview, as does maintaining accurate as-built documentation. You'll conduct regular site walks to verify workmanship quality, coordinate material deliveries to prevent schedule disruptions, and ensure proper sequencing of trades to maximize efficiency.
Post-pour works coordination requires particular attention to waterproofing details, expansion joint installation, and surface preparation standards. You'll verify that concrete surfaces meet flatness and finish requirements before subsequent trades proceed, preventing costly rework.
Required QualificationsExperience: 6-8 years of progressive experience managing finishes on commercial, residential, or mixed-use construction projects. Demonstrated expertise in blockwork installation including structural and non-structural applications, partition systems, and CMU construction. Proven track record with gypsum board systems, metal framing, acoustic ceilings, and specialty finishing applications.
Technical Knowledge: Comprehensive understanding of painting systems including surface preparation, priming, and finish coat applications across various substrates. Detailed knowledge of post-pour remediation techniques, concrete surface treatments, and waterproofing applications. Familiarity with building codes, ASTM standards, and industry best practices for finishing trades.
Skills: Strong ability to read and interpret architectural drawings, finishing schedules, and specifications. Proficient in project management software and Microsoft Office suite, particularly Excel for schedule tracking and cost monitoring. Excellent coordination abilities to manage multiple subcontractors simultaneously while maintaining quality standards.
Preferred QualificationsBachelor's degree in Construction Management, Civil Engineering, or related field. Certifications in project management or specific finishing trades. Experience with LEED or sustainable building practices. Background working on projects exceeding $50 million in construction value.
