- Ownership of overall Residential / Mix development (inception to completion). Project & Construction Management, Design Management, Program Management, Cost Management & Cost Control, Contract Administration, Supervision, Value Engineering, Quantity Surveying, Quality Assurance and Control.
- Responsible for supervision and management of the overall project within the stipulated time and cost parameters meeting acceptable standards of Quality and Safety.
- Developing project briefs, preliminary budgets, timelines, strategy, and execution plans
- Prepare & Provide inputs on Project feasibility reports, review & analysis, and Project planning for Project.
- Ensure adherence to Plans & Cost Estimates for the project.
- Design management including review of designs, constructability - Design Development coordination within house Design team, Client team and Authorities. Review to ensure design is being carried as per the Development, Operator and Authorities requirements / regulations. Ensure proper coordination between Main and specialist Consultants. Issuance of stage wise approvals upon review and acceptance.
- Value Engineering including identifying and managing throughout the development Construction management including execution, program, risk, quality, HSE etc.,
- Contract Administration including contractual issues, valuations, claims, scope management Managing office, key stakeholders, MIS reporting, chairing & conducting meetings / workshops. Verify and validate Contractor’s EtOH and Cost Claims
- Mentoring and directing staff and resources to meet programme delivery requirements
- Coordinating with authorities and all key stakeholders to ensure timely delivery of development
- Ensure all relevant approvals of Project are taken in timely manner in line with the regulatory framework of the Real Estate industry.
- Monitoring and Controlling Risks in the Project to avert any delay and cost over runs. Ownership for overall development for delivery, cost & quality
- Guiding / directing team member’s / stake holders with relevant strategies to ensure timely progress of project.
- Performance monitoring of Project budget and manage Cost of Construction.
- Review and approve Engineering submissions including Mock-ups, Materials, Shop Drawings, Method statements, etc.
- Supervise and co-ordinate daily execution by various contractors
- Ensure construction as per agreed designs and cost management to maintain profitability
- Oversee the procurement and contractual requirements on an overall basis
- Ensure all statutory compliances are maintained up to date at sites and other parties such as contractors also adhere to the required statutory project compliances
- Interpret drawings/ designs & ensure that these are accurately translated into execution
- Determine requirements and order/ requisition material (cement and steel) at site
- Maintain and verify measurement sheets for various activities
- Ensure availability of materials, equipment etc at site
- Supervise work at site to ensure that contractors are executing as per contract and to required quality and contract specifications and work completion is on schedule
- Provide technical guidance on site as required and resolve critical issues on site
- Monitor the costs at site actively and ensure they are within budget
- Ensure that there is a conducive and safe work environment at the site
- Ensure proper storage, record keeping and inventory of all materials at site
- Ensure adequate security is provided at site to minimize pilferage, etc
- Ensure timely reporting to regional and Corporate office on the project and participate in all project review meetings
- Procurement Management – including preparation of RFPs, tender process, analysis, review, negotiate, award.
- Assist where required in the selection of local vendors and contractors/sub-contractors
- Develop and maintain relationships with key vendors and contractors
- Escalate issues to the local representatives of the contractors as per the requirements
- Ensure that all Quality Assurance & Quality Control activities are being carried out effectively and in a timely manner, so that the quality of material (cement, steel, etc) & equipment being used at the site is of required standards
- Ensure the preparation & implementation of safety plans
- Ensure that safety training is regularly conducted for all staff including contractor staff
- Keep abreast of developments in the area
- Participate in recruitment of appropriate talent in line with approvals for work area
- Carry out performance appraisals, assess capability, and training needs of individuals in the function
- Manage the team effectively by coaching, mentoring, provide periodic feedback and exposure to enhance learning
