Nitarya Global LLP is building Nitarya Living Index, a research-led advisory and intelligence system for evaluating premium real estate opportunities, micro-markets, neighbourhood quality, project fundamentals, and living environment quality.
We are not a conventional brokerage or listing platform. Our work is focused on helping clients and internal teams evaluate real estate opportunities more carefully through structured information, document discipline, market understanding, and advisory judgment.
Our approach is premium, research-led, and advisory-first — not inventory-led or pressure-sales driven.
Nitarya is an early-stage, founder-led startup with a small core team. This role is suitable for someone who is comfortable with ownership, direct founder interaction, structured follow-up, and building systems from scratch.
About the Role
We are looking for a Real Estate Manager — Advisory & Partnerships, Premium Real Estate.
This role combines:
- Premium client coordination
- Real estate advisory support
- Developer / broker / partner relationships
- First-pass project and document understanding
- Project information collection
- CRM and documentation discipline
- Indian micro-market coordination
This is not a hard-selling property sales role.
The founder will handle final client trust-building, strategic advisory, and closures. Your role is to prepare the client, partner, project, document, and follow-up layer that makes those conversations productive.
This role requires premium client sensibility. The person should be comfortable speaking with affluent clients, developers, brokers, and partners in a polished, calm, and professional manner. We are not looking for aggressive sales behaviour or mass-market broker communication.

Key Responsibilities1. Client Advisory Support
- Handle first-level client communication and qualification.
- Understand client requirements, budget, preferred location, lifestyle needs, investment intent, and decision stage.
- Organize client notes clearly before founder calls.
- Support follow-ups after founder conversations.
- Help prepare simple client-ready summaries, comparison notes, and next-step checklists.
- Escalate all final advisory, legal, tax, investment, or recommendation matters to the founder.
2. Real Estate Project & Document Understanding
- Review project information and real estate documents at a first-pass level.
- Understand and organize documents such as brochures, price lists, floor plans, payment plans, RERA details, title basics, land-use/zoning/CLU notes, possession timelines, maintenance terms, rental projections, and transaction cost details.
- Flag missing documents, unclear claims, legal/commercial concerns, and items requiring founder or lawyer review.
- Avoid giving legal advice; the role is to identify, organize, and escalate issues.
3. Developer, Broker & Partner Relationships
- Identify and manage relationships with developers, brokers, agents, property consultants, lawyers, property managers, and local experts.
- Build and maintain relationship lists for selected Indian micro-markets.
- Evaluate partner credibility, responsiveness, professionalism, and information quality.
- Maintain regular follow-up with useful partners and ensure important relationships do not go cold.
4. Project Information Collection
- Collect brochures, price lists, floor plans, payment plans, availability sheets, legal notes, project timelines, maintenance details, location details, and other relevant documents.
- Ask partners for missing information in a structured and professional manner.
- Ensure project data is not scattered across WhatsApp, email, and memory.
- Organize all project files properly in Google Drive or the company’s research system.
5. Market Visits & Travel Coordination
- Visit selected micro-markets, project sites, developer offices, broker networks, and partner locations when required.
- Support founder-led market exploration by coordinating meetings, collecting project information, and preparing visit notes.
- Maintain clear post-visit summaries, relationship notes, documents collected, missing information, and next steps.
- Represent the company professionally during site visits, partner meetings, and client-related coordination.
6. Documentation & CRM
- Maintain client trackers, partner trackers, opportunity trackers, and follow-up sheets.
- Prepare short founder-ready meeting briefs.
- Track documents received, missing information, follow-up dates, meeting readiness, and next steps.
- Maintain clear records of client conversations, partner interactions, and project status.
Required Skills
- 3+ years of experience in real estate advisory, premium real estate, brokerage, developer relations, channel sales, partnerships, client coordination, or real estate documentation.
- Strong premium client sensibility: polished communication, discretion, patience, attention to detail, and the ability to understand how affluent clients think about trust, risk, lifestyle, privacy, and long-term value.
- Working familiarity with real estate documents such as brochures, price lists, floor plans, payment plans, RERA details, title basics, builder documents, land-use/zoning notes, possession timelines, and maintenance terms.
- Strong written and spoken English.
- Ability to communicate professionally with clients, developers, brokers, lawyers, and partners.
- Strong follow-up discipline and attention to detail.
- Comfort with Google Drive, Google Sheets, Excel, CRM tools, WhatsApp, LinkedIn, email, and AI tools.
- Comfortable working in an early-stage, founder-led startup with a small team.
- Comfortable with planned work-related travel.

- Cannot understand the expectations of affluent or premium clients.
- Are uncomfortable with discretion, confidentiality, and refined client handling.
- Only want to make calls and pass leads.
- Are not comfortable reviewing and organizing real estate information.
- Are not comfortable with trackers, Google Sheets, CRM, or follow-up discipline.
- Have a broker mindset focused only on quick transactions.
- Prefer large corporate teams, fixed departments, or highly supervised roles.
- Are unavailable for planned work-related travel.
- Plan to continue undisclosed freelance or side work that may conflict with a full-time role.
