Job Title: Head of Sales & Marketing – Builder CompanyRole Summary
The Head of Sales & Marketing is responsible for leading end-to-end sales, marketing, and business development activities for a real estate development company (builder). The role focuses on driving sales of ongoing and upcoming residential/commercial projects, strengthening brand positioning, and ensuring revenue growth across all projects from launch to handover.
Key Responsibilities1. Sales Strategy & Execution
- Develop and implement sales strategies for residential and commercial projects
- Achieve project-wise and overall revenue targets set by management
- Drive primary sales for under-construction and ready-to-move-in properties
- Monitor inventory movement and ensure timely liquidation of stock
- Oversee pricing strategies, discounts, and payment plans in coordination with management
2. Project Launch & Pre-Sales
- Plan and execute successful project launches with maximum market impact
- Work closely with project planning and CRM teams for pre-launch demand generation
- Ensure strong pre-sales booking during launch phases
- Coordinate with architects and project teams for market-aligned product positioning
3. Marketing & Branding
- Design and execute integrated marketing campaigns (digital + offline)
- Build strong brand identity for the builder in target markets
- Manage advertising across channels: real estate portals, social media, Google Ads, hoardings, events, and exhibitions
- Conduct market research to understand buyer behavior and competitor positioning
- Handle project branding, brochures, walkthroughs, and promotional materials
4. Channel Partner & Broker Network Management
- Build and expand a strong network of channel partners and brokers
- Conduct regular engagement programs, site visits, and incentive schemes
- Ensure active participation from broker community in project sales
- Manage brokerage policies and relationships effectively
5. Team Leadership
- Lead sales managers, team leaders, and sales executives across projects
- Set clear KPIs and monitor daily/weekly performance
- Train teams on product knowledge, sales techniques, and negotiation skills
- Build a performance-driven and target-oriented culture
6. Customer & CRM Management
- Oversee lead management and CRM systems for effective follow-ups
- Ensure smooth customer journey from inquiry to booking to registration
- Handle escalations and high-value client negotiations
- Improve customer satisfaction and referral business
7. Revenue, Reporting & Forecasting
- Prepare sales forecasts, budgets, and performance reports
- Track project-wise sales velocity and pipeline health
- Present monthly performance updates to senior management or directors
- Analyze market trends and adjust strategies accordingly
8. Business Growth & Strategy
- Identify new micro-markets and expansion opportunities
- Support land acquisition teams with market insights
- Contribute to product planning (unit mix, pricing, amenities)
- Develop long-term growth strategies for the builder’s portfolio
Required Skills & Qualifications
- Bachelor’s degree in Business, Marketing, Real Estate, or related field (MBA preferred)
- 10–20 years of experience in real estate sales & marketing (builder/developer experience preferred)
- Strong understanding of real estate project lifecycle (launch to possession)
- Proven track record in achieving large-scale sales targets
- Strong leadership and team management skills
- Excellent negotiation, communication, and presentation abilities
- Experience with CRM tools and real estate marketing platforms
