Role Objective
The COO will be responsible for the overall operational management and execution of the Company, ensuring that all business processes, projects, departments, and operational activities are executed efficiently, systematically, and within approved timelines, budgets, quality standards, and Company policies.
Key Responsibilities:
1. Overall Operations Management
- Oversee the day-to-day operational functioning of the Company and ensure smooth execution of all activities.
- Convert Management's decisions and business plans into clear operational action plans, timelines, and deliverables.
- Ensure effective coordination between all operational departments and timely resolution of inter-departmental issues.
- Identify operational bottlenecks, delays, inefficiencies and implement corrective measures.
2. Project & Development Operations
- Monitor the overall progress of real estate projects against approved plans, milestones, timelines and quality standards.
- Coordinate with project, construction, consultants, contractors and other stakeholders to ensure timely execution.
- Monitor project-related operational issues, delays, dependencies and risks and ensure timely corrective action.
- Ensure proper coordination between project execution, documentation, approvals, handover and possession activities.
3. Process & SOP Management
- Develop, implement and continuously improve SOPs, workflows and operational processes across the Company.
- Ensure adherence to approved processes, authority matrices and internal controls.
- Review existing processes periodically and eliminate unnecessary delays, duplication and inefficiencies.
- Establish clear TATs, responsibility matrices and escalation mechanisms for critical operational activities.
4. Vendor, Contractor & Procurement Operations
- Oversee operational coordination with contractors, consultants, suppliers, service providers and other external stakeholders.
- Monitor vendor performance, delivery timelines, quality and adherence to agreed requirements.
- Ensure procurement and operational requirements are properly planned and executed in coordination with the concerned departments.
- Escalate major vendor or contractor performance issues to Management.
5. Customer & post-sales Operations
- Oversee operational processes relating to customer documentation, agreements, registrations, collections coordination, handover, possession and post-sales requirements.
- Ensure customer-related operational activities are completed within defined timelines.
- Monitor pending cases, escalations and operational issues and ensure timely resolution through the concerned departments.
6. Systems, MIS & Operational Controls
- Ensure effective utilization and implementation of ERP, CRM, PMS and other operational systems.
- Establish appropriate MIS and dashboards to monitor operational performance.
- Ensure timely and accurate reporting of operational activities, pending matters, delays and key action points to the CEO/Management.
- Strengthen operational controls to minimize errors, delays, revenue leakage and process deviations.
7. Operational Planning & Performance Review
- Prepare and monitor monthly, quarterly and annual operational plans.
- Conduct regular operational review meetings with concerned HODs and functional heads.
- Track key deliverables, pending activities, timelines and action points until closure.
- Ensure that operational commitments made by the Company are properly planned, coordinated and executed.
8. Operational Compliance & Risk Management
- Ensure that operational activities are carried out in accordance with Company policies, approved procedures, contractual obligations and applicable regulations, in coordination with the relevant departments.
- Identify operational risks and ensure appropriate preventive and corrective measures.
- Immediately escalate critical operational, project, contractual or reputational risks to the CEO/Management.
9. Compliance & Certification Management:
- Maintain and ensure timely renewal of ISO Certifications and Audits.
- Manage Government Licences, Registrations and Regulatory Approvals.
- Coordinate Municipal, Fire & Safety and Environmental Certifications/Clearances.
- Monitor Statutory Inspections, Business Renewals and Compliance Requirements.
- Ensure timely closure of Audit Observations and Corrective Actions.
Pay: ₹100,000.00 - ₹300,000.00 per month
